Accounts Receivable and Rent Administrator
Primary Responsibilities:
Post all lockbox checks and subsidies on daily basis.
Post the security deposits and reconcile the security deposits.
Rent bills (print labels, print bills and put them in envelopes).
Reconcile tenant ledgers for multiple properties. Reconcile receivable reports at the end of the month.
Access to NYCH and keep Property Managers updated if subsidy is terminated for any units
Monitor receipt of new contract rents from NYCHA and update the lease charge in the system.
Prepare and send out arrears reports to Property Managers for both Tenant shares and NYCHA shares
Keep track of new move-ins checks (first month and security deposit) and move outs (SD
Monitor ERAP payments and One-Shot payments
Open NYCHA letters and scan them to property managers
Assist on compliance submissions.
Answer tenant inquiries in regards to rent changes
Desired skills and experience:
Degree or equivalent on the job experience in accounting or business administration
· Knowledge of City agencies (NYCHA, HPD, DOB, HDC) certifications, violations etc.
· Knowledge of the requirements of HUD for management of HUD insured building.
· Knowledge of Rent Stabilization laws.
· Certified Low Income Housing Tax Credit Compliance.
· Yardi Voyager experience.
Strong financial and analytical skills
Ability to communicate effectively with property managers and team members
Fluency with Microsoft programs
