Apartment Maintenance SupervisorPosition Overview As the Apartment Maintenance Supervisor, you'll lead our team in maintaining a safe, clean, and fully functional community. Reporting to the Property Manager, you'll handle everything from move-out inspections to proactive maintenance planning, prioritizing an efficient and responsive approach to property upkeep. This role requires strong leadership, a hands-on attitude, and a commitment to delivering an exceptional resident experience. Key Responsibilities
  • Team Leadership:
    • Train, supervise, and empower maintenance staff.
    • Effectively delegate and monitor team tasks to meet high standards of performance and resident satisfaction.
  • Maintenance & Repairs:
    • Schedule and prioritize maintenance for occupied and vacant units, keeping our spaces in top condition.
    • Oversee and perform maintenance tasks as needed, with a goal of completing all work orders within 24 hours.
  • Property Inspections:
    • Conduct routine checks on buildings, grounds, and shared areas to identify preventive maintenance needs and address safety concerns.
    • Maintain organized documentation of inspections and resolved issues.
  • Vendor Management:
    • Coordinate with vendors and subcontractors for specialized repairs and ensure work aligns with company quality standards.
  • Inventory & Safety Compliance:
    • Manage inventory and supplies, ensuring necessary materials are available for timely work completion.
    • Maintain a safe, clean workspace in line with OSHA standards, including proper equipment storage.
  • Resident Relations:
    • Build and maintain positive resident interactions, ensuring prompt response to maintenance requests and upholding high standards of service.
  • Emergency Response:
    • Available for emergency maintenance needs 24/7, ensuring rapid response to urgent work orders.
QualificationsRequirements
  • Experience:
    • 5+ years of verified experience in apartment or hotel maintenance, with 2+ years in a supervisory role.
  • Certifications:
    • HVAC/EPA Certification
    • CFC Type 2 Certification (minimum)
    • Certified Pool Operator (CPO)
  • Technical Expertise:
    • Proficient in appliance repair, plumbing, electrical, carpentry, and HVAC (R22, R410a).
  • Competencies:
    • Strong leadership and time management skills
    • Effective communication and problem-solving abilities
    • Proactive approach to team guidance and prioritization
  • Physical Demands
    • Regularly required to stand, walk, climb, and lift up to 80 pounds.
    • Must bend, reach, and perform tasks that require manual dexterity.
  • Travel
    • Must have a Valid Driver's License, reliable transportation, and a clean driving record.
  • Screening
    • Must pass a Background Screening to include a Credit Check
Position Details
  • Hours: Full-time, Monday-Friday, 8:00 a.m. to 5:00 p.m., with rotating on-call availability for emergencies.
  • Work Location: Onsite, no travel required.
