Job Description :

Simone Development Companies is seeking an Asset Management Analyst to support the asset management team. The Analyst will assist with underwriting new investment opportunities and assist in the management of the overall financial performance and investment strategy of its approximately seven million square foot portfolio. The Analyst will be a generalist and will focus on underwriting, due diligence, asset management and market research across office, healthcare, industrial, retail, and mixed-use asset classes. The Analyst will work closely with the Development, Leasing, Property Management, Accounting, Legal and Financing Departments. The ideal candidate will be self-motivated, organized and an independent thinker.

Key Responsibilities:

  • Underwrite new acquisitions of stabilized, value-add and development properties
  • Create and maintain detailed, dynamic cash flow models that include complex capital structures and sensitivity analyses
  • Assist in identifying, sourcing, analyzing and presenting new acquisitions
  • Assist with underwriting new acquisitions of stabilized, value-add and development properties
  • Support investment due diligence process
  • Interface with internal and external parties including leasing/sales brokers, lenders, accounting teams, legal counsel, property managers and other market contacts as needed
  • Stay abreast local market trends by gathering and analyzing market research, including sales and lease comparables, with ability to create market reports to present to senior management
  • Build and maintain Argus models
  • Monitor, track, and analyze individual and portfolio investment performance compared to business plan
  • Assist with the annual budgeting process for operating properties and manage internal deliverables and timelines from property management, leasing, and construction teams
  • Assist and manage the preparation of institutional-quality asset management reports including monthly variance reports, various ad hoc reports, and business plans with the ability to effectively communicate with senior management
  • Assist with the preparation and updating of annual and quarterly cash flow forecasts with property level information to evaluate potential distributions or capital calls
  • Work with senior members of the team to drive value creation by evaluating financial and operational performance, capital expenditures, revenue generation and expense reduction opportunities
  • Develop and maintain dashboards, financial models, templates and analyses to monitor asset performance relative to business plan
  • Analyze potential lease transactions on an NER, IRR, and NPV basis utilizing ARGUS and excel based models to assist with leasing decisions
  • Draft and review term sheets for lease and purchase transactions
  • Assist in capital market initiatives with analytical and due diligence support with respect to financings and recapitalization transactions as well as and monitor lender compliance of existing loans
  • Effectively communicate relevant financial and project information to senior management
  • Assist with the preparation of internal asset valuations using various appraisal methodologies

Formal Education

BA/BS degree in finance, real estate, or related field

Experience

2-3 years of relevant commercial real estate work experience in acquisitions, commercial brokerage, investment banking or valuation, preferably with exposure to office, industrial, retail, and healthcare asset classes

Additional Comments on Knowledge, Education, and Experience

  • Strong quantitative, financial analysis and modeling skills and demonstrated analytical ability
  • Advanced knowledge of Microsoft Excel
  • Argus Enterprise experience required; certification preferred
  • Knowledge of Yardi Enterprise a plus
  • Excellent written and verbal and communication skills
  • Robust understanding of commercial real estate, leasing, finance, and accounting fundamentals
