About the Opportunity This is an opportunity for an Asset Manager to oversee a small portfolio of office buildings in Manhattan. This position will have 5 properties (4 in Manhattan and 1 in Cleveland, OH) and will require travel. Office hours are 9 - 6 pm M-Thurs and 9 - 4 pm on Fridays. The position is based out of our client's Great Neck office on Long Island, as well as in the field visiting assets. Responsibilities:
- Strategically manage a portfolio of commercial office properties to maximize asset value and investment returns.
- Develop and implement comprehensive asset management strategies aimed at enhancing NOI through operational efficiencies, cost control, and revenue optimization.
- Oversee the annual budgeting process for income and expenses, ensuring accurate forecasting and effective tracking of capital expenditures and one-time expenses.
- Craft and execute annual leasing strategies, maintaining detailed reports on leasing activities and market trends to inform decision-making.
- Identify underperforming assets and collaborate with Property Management teams to develop and implement turnaround strategies that align with overall business objectives.
- Monitor and ensure the achievement of key performance indicators (KPIs), including rent collection rates, occupancy levels, and adherence to operating budgets, with a strong focus on NOI optimization.
- Evaluate and approve lease agreements, renewals, terminations, and modifications, ensuring they contribute positively to the portfolio's financial performance.
- Evaluate operational efficiency, tenant satisfaction, and identify opportunities for improvement.
- Serve as a key liaison between property management, accounting, and senior management teams to ensure strategic alignment and reporting accuracy.
Requirements:
- Bachelor's Degree in Real Estate, Finance, Accounting, or a related field.
- A minimum of 5 years' experience in real estate asset management, with a proven track record of enhancing asset value and NOI in a portfolio of commercial properties.
- Demonstrated ability to thrive in a fast-paced environment and manage multiple priorities with a high degree of initiative and independence.
- Strong leadership, strategic thinking, and management skills, with the ability to inspire and collaborate with teams.
- Excellent communication skills, both verbal and written, with the capacity to negotiate effectively and build strong professional relationships.
- Advanced analytical, decision-making, and problem-solving abilities, with a keen attention to detail.
- Proficiency in financial modeling and analysis, with a deep understanding of real estate markets and trends.
