Job Summary

BELL Construction is hiring for an Assistant Project Manager (APM) for their Brentwood, TN location. The APM will perform the majority of project management functions including the management of staff, pre-construction services, estimating, subcontractor management, budgeting, monthly forecasting, and submittal processing on smaller commercial projects ($2 $5 million) or portions of a larger project.

Job Responsibilities

  • Has a basic understanding of construction safety practices. Has full ability to stop work if unsafe conditions exist and reports concerns to the project team and Safety department.
  • Works to understand all trades, including MEP, and is knowledgeable of ground up construction and structural work. Understands the building permit process.
  • Develops ITB and bid packages, prepares estimates for change orders, and assists in preconstruction estimates.
  • Reviews and discusses updates to project schedule with Superintendent & scheduler.
  • Assists & oversees Project Engineers in setup of services and approvals in the pre-job planning phase.
  • Prepares cost forecasts in Viewpoint (VP).
  • Understands and reviews prime contract types.
  • Documents all aspects of a project without management guidance or supervision.
  • Evaluates all technical submittals.
  • Writes and administers subcontracts, executes buy-out, and manages change orders as needed.
  • Trains, mentors, and evaluates Project Engineers.
  • Assists Project Manager (PM) by reviewing and deepening knowledge of basic construction insurance and bonding.
  • Completes overall GC punchlist prior to Architect & Owner punchlist and manages the entire process.
  • Oversees documentation closeout & assists in scheduling final approvals from Authority Having Jurisdiction (AHJ).
  • Tracks and monitors Self-Performed Work costs and uses productivity reports to identify and resolve issues timely and accurately.
  • Understands and helps PM manage all costs associated with a change request.
  • Assists in creating and maintaining meeting agendas.
  • Completes contingency and allowance logs and other documentation as needed.
  • Ensures a harassment-free workplace for all employees.
  • Performs additional responsibilities as assigned.

Education & Experience

  • Minimum required Bachelors Degree in Construction Management, Engineering, or related field.
  • Minimum required Two (2) years Project Engineer experience.

Knowledge & Skills

  • Proficient in Microsoft Office Suite, including Excel, PowerPoint, Outlook, and Word.
  • Previous experience using Viewpoint & Bluebeam preferred.
  • Excellent verbal and written communication skills.
  • Basic understanding of construction finance, scheduling, engineering, estimating, and purchasing processes and techniques.
  • Able to read, comprehend, and interpret contracts, drawings, blueprints, specifications, schedules, and scopes of work.
