Job Title: Assistant Project Manager-Project Superintendent
Reports To: The President
FLSA Status: Exempt
Summary
Contracts to perform specified construction work by performing the following duties personally or through subordinate supervisors.
Essential Duties and Responsibilities
include the following. Other duties may be assigned.
Inspect work at sites for compliance with terms and specifications of contract on a regular basis and confers with the Project Manager regularly to assist in scheduling and problem solving.
Thoroughly read and understand the drawings, specifications and subcontract agreements as furnished. During the project, review each subcontractors work to ensure compliance with drawings and specification. Notify the Project Manager of any discrepancies between documents and work, either prior to, during, or after installation. At the Project Manager's direction, take steps to correct such discrepancies.
Produce job duration and weekly schedules, and schedule each subcontractors work far enough in advance to give them time to perform and to complete the project on schedule. Promptly notify the Project Manager if a subcontractor is not performing this work on a timely basis so that a three (3) day notice can be issued to them. You may refer to General Conditions and Special Conditions of Miller Architects & Builders subcontract agreement. Order procurement of tools and materials to be delivered at specified times to conform to work schedules.
Enforcement of quality control is the first priority on the project. Refer subcontractors to General Conditions portion of Miller Architects & Builders subcontract agreement.
Immediately check all delivered materials for defects and quantities prior to signing any delivery tickets. Send all damaged material(s) back and adjust quantity discrepancies on the delivery tickets. The driver must sign a Purchase Order or some form noting the returned material(s). DO NOT let the driver leave before this is done.
Purchase materials as directed by the Project Manager. Call at lease two (2) places for quotes before buying.
Has signed Change Orders with subcontractors before allowing any work or changes to be performed.
Process bills.
Thoroughly track Job Cost. Maintain a clean and organized (safe) jobsite and job trailer at all times. Utilize the Warning/Dismissal Notice to issue a written notice to subcontractors who fail to follow your verbal order to place their debris in the area provided.
Notify subcontractors verbally of unsafe acts or situations and follow it up in writing on the Warning/Dismissal Notice form. See the Special Conditions of Miller Architects & Builders Subcontract Agreement.
At times, you will be required to perform physical tasks common to a Carpenter position. A requirement of hands-on construction.
Getting your tool belt on.
Record all daily information and photos using the mobile reporting, using the app or online site. Always notify your Project Manager immediately of pertinent information and photos. Below is what should be included in the daily information:
A. Weather conditions
B. Subcontractors at the jobsite. The number of workers, when they arrived and left for the day, and describe what was completed at the site and describe what part of the building the work was completed in.
C. Names of all visitors and inspectors.
D. Any disputes with subcontractors.
E. Record all meeting notes.
F. Any comments from delivery drivers regarding payment of goods. See Paragraph 1 of the General Conditions of Miller Architects & Builders. Also record what was delivered.
G. tems returned.
H. Include all your photos, attach the ones that pertain to a note and all others include in the Category, Photos.
Monitor all personnel on the jobsite. Do not hire or allow any personnel to be on site that is not a direct employee of Miller, without properly filling out forms, or personnel that is not in a subcontractor's direct employment and control. All Subcontractors must have proper insurance certificates in the Miller Architects & Builders office.
Confer with supervisory personnel and labor respresentatives to resolve complaints and grievances within the work force.
Inspect work in progress to ensure that workmanship conforms to specifications and adhere to construction schedules.
Direct workers hired for major maintenance or reconditioning projects for existing installations.
Construction trade skills will be required to be performed after all supervisory, office, and other tasks are completed.
Supervisory Responsibilities Directly supervises 1 to 24 employees of independent subcontractors that are working on the project. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; addressing complaints and resolving problems.

Education and/or Experience Bachelor's degree (B.A.) from four-year college or university or one to two years related experience and/or training; or equivalent combination of education and experience.
Language Skills Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of mangers, clients, customers, subcontractors and the general public nd other employees of the organization.
Mathematical Skills Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and with several abstract and concrete variables. Ability to deal with problems involving several predictable variables in standardized situations.
Computer Skills To perform this job successfully, an individual should have knowledge of Project Management software; Spreadsheet software and Word Processing software.
Certificates, Licenses, Registrations Valid Minnesota driver's license.
Other Skills and Abilities Ability to read and thoroughly understand architectural drawings and specifications.

Transportation This position requires traveling 100 miles from our St. Cloud, MN Office.
