Experiencing outstanding growth since its founding in 1989, the company's growing portfolio exceeds twenty-five million square feet.Summary of Responsibilities:The Assistant Property Manager at One Manhattan Square upholds Extell Management Services' brand, reputation, image and standards by effectively managing available resources and services; and achieving residential operations objectives through the successful coordination among employees and residents of Extell-managed residential properties. The Assistant Property Manager assists the Resident Manager and employees of each property in fulfilling the daily activities and requests of the residents on a timely basis; and develops, plans, and coordinates services which promote the maintenance and high standards of Extell-managed Residential properties. This position is further responsible for effectively managing and maintaining residential files, certificates of insurance documents, and vendor and tradesman information. The Assistant Property Manager additionally oversees the move-in/move-out processes of incoming and departing tenants, assists with the development and implementation of new resident orientations, creates a robust property management profile for each new resident; actively listens and responds to various inquiries and resolves issues promptly and effectively; assists with managing third-party working relationships; formulates and maintains property budgets; and timely submits all invoices received. This role also requires managers to communicate regularly with tenants to ensure on-time payment of rent and proper adherence to lease agreements and additional riders. The Assistant Property Manager is responsible for reporting all liability and property incidents immediately, adhering to company safety and security policies and procedures, and performing other duties as assigned.Summary of Requirements:Ideal candidates for the Assistant Property Manager position hold a bachelor's degree from an accredited university or college and a minimum of three (3) years of experience with on-site property management within or residential rental environment. This position requires effective client service, professional presentation, communication (verbal and written), active listening, judgement, problem-solving, decision-making, organizational and time-management skills. This position requires a strong attentiveness to detail; an effective ability to perform under pressure to include the ability to prioritize and multi-task when presented with competing demands; and an effective ability to quickly assess and promptly respond to various situations, escalate issues when necessary, and exercise the utmost discretion and confidentiality on various matters. Ideal candidates can successfully work both independently and within a team. This position requires the ability to work a flexible schedule, inclusive of weekends and holidays as needed. Prior experience in MS Office (Excel, Word, Outlook) and applicable industry programs is required.
