ASSISTANT SERVICE MANAGER

When you join our Service and Asset Preservation Team as an Assistant Service Manager, you are joining a dedicated team of professional tradespeople who take pride in ensuring the physical appearance, preventative maintenance, move-in readiness, and ongoing service needs of our apartment communities are a top priority. This is a key role in our service leadership career path.

PRIMARY RESPONSIBILITIES:

Problem Solving and Asset Preservation Ambassador

* Deliver timely, clear and courteous customer service 100% of the time.

* Proactively care for the physical building and the community by maintaining the plumbing, electrical, HVAC and appliance systems.

* Respond to service tickets swiftly, document and communicate service status consistently, and effectively prioritize service requests.

* Build trust and positive rapport with residents by being respectful and empathetic while making repairs in their homes.

* Know the make-ready schedule, monitor apartment vacancies daily and initiate the turnover process in accordance with Company standards.

* Perform preventive maintenance and safeguard equipment with regular tune-up.

* Conduct daily community walks, inspecting all areas for cleanliness and safety, and helping to maintain great curb appeal.

* Collaborate with the leasing and customer experience team by cordially and consistently escalating urgent maintenance related matters and communicating all other community concerns.

* Contribute to the team's success by achieving individual goals and supporting team goals.

Team leadership and development

* Be a positive role model and champion of company mission, vision and values.

* Step in and step up when the Service Manager is not present or available.

* Coach, mentor, support and provide constructive feedback to service team members.

* Ensure that policies, procedures, safety, and compliance expectations are met.

* Ensure staff always operates within OSHA (Occupational Safety & Health Act) standards and company safety policies.

OUR IDEAL TEAM MEMBER:

* Has a proven work history of delivering responsible, high-quality maintenance services in the residential apartment industry or similar industry.

* Well versed in all phases of HVAC and mechanical systems.

* Universal EPA/CFC or CAMT Certification.

* Enjoys a flexible schedule that includes working weekends.

* Has reliable personal transportation.

* Is able to be on call, work outside of standard business hours, and report to the property in 30 minutes or less in the event of life safety incidents.

* Knowledge of preventive maintenance and life safety systems.

* Knowledge of MS Office (Excel and Word) required, as well as previous experience with industry specific management software, such as Yardi.

The hourly range for this role is $24.88-$44.78 (subject to experience)
