Job Description Job Description Tri-Hill Management, LLC is growing We are seeking an Associate Property Manager with strong experience in New York City The Associate Property Manager is responsible for the oversight of delinquency, move ins/outs, basic compliance, and maintenance. Essential Functions: Manage day to day operations of properties. Review arrears report and work on tenant follow up efforts monthly. Create and oversee repair and maintenance requests, including coordination with field staff and outside vendors. Oversight of work to guarantee all requests are addressed in a timely and professional manner. Review and approve all annual building registrations. Work with the Renewals team to sign off on all lease renewals. Respond to tenant calls, messages, and emails in a timely fashion. Draft, prepare all correspondence regarding building changes, updates, utility shutdowns and property information. Regular visits to tenants onsite as needed. Periodic auditing of tenant and building files. Update of all software and platforms used for accuracy and transparency. Weekly site inspections to ensure compliance with city regulations, local laws and standard operating procedures. Review all contracts and insurance certificates from tenants and vendors for accuracy. Coordinate tenant move-outs, inspect unit and complete security deposit returns. Manage and oversee turnover process as needed. Weekly updates on Monday.com. Process HPD, DSNY, DOHMH, DOB, FDNY violation corrections and certifications. Attend meetings with attorneys and assist Property Manager or Senior PM in legal matters such as scheduling stipulated repairs and maintenance and following up on open cases. Review and approve vendor invoices according to company procedure. Stay up to date on new regulations and housing policies Assist with special projects as needed. Handle other duties as assigned. 2 years of Property Management experience, B.S. degree helpful Strong Spanish language skills, and written communications - very helpful Sk ills Required: Experience with AppFolio or similar management software Excellent organizational and time management skills Ability to build rapport with tenants. Ability to multitask and prioritize. Excellent written and verbal communication skills Punctual/Reliable/Professional Positive attitude Strong attention to detail Proactive vs. reactive Strong overall character We offer growth opportunity Hours are 9am - 5pm in the office Monday - Thursday, unless you need to be in the field. We have a hybrid work week. Work from home on Fridays.
