Job Description :

Under the supervision of the director and associate director, the superintendent is responsible for proper upkeep and maintenance of Fania/Westbourne location. This dual-building position at Fania/Westbourne with the goal of providing a safe, well-maintained facility for residents and staff. The Superintendent will carry out all repairs and preventive maintenance tasks within the building and on the grounds. He/she will be responsible to ensure that all maintenance and custodial work is being done properly and in a timely manner. The superintendent will also oversee projects to guide them to successful and timely conclusions. The superintendent must demonstrate a consistent ability to be flexible to the changing daily needs of the community and to prioritize effectively. The Superintendent will live at the Fania and, for the safety and well-being of the resident community, must be available at all times to respond to any building-related emergencies. Additionally, the Superintendent will directly supervise the maintenance staff, and will coordinate and collaborate with all Fania/Westbourne and WSFSSH staff to create and maintain an environment of respect and compassion, which enhances the dignity and safety of the residents, staff, and visitors. Specific duties include, but are not be limited to, the following: EQUIPMENT

  • Observe water and electric meters and boiler system gauges to ensure proper operating condition. Report and address problems as needed.
  • Monitor elevator conditions and maintain clean cars/tracks.
  • Ensure compactor functionality, including hopper doors on each floor. Maintain sprinkler & deodorizer head hoses and jammer, as well as compactor room cleanliness.
  • Maintain Fire Panel/Enunciator Panel and all lamps and indicators.
  • Routinely observe emergency fire station pulls and fire extinguishers on each floor.
  • Maintain Emergency lighting on each floor.
  • Ensure proper operation of all Fire Doors and Stairwell Doors.
  • Monitor Energy Management System (EMS) to ensure efficiency and comfort. Perform follow-up and implementation of repairs as needed.
  • Monitor roof fans and general condition of roof.
  • Regularly observe operation of pumps, including alternating, circulating & jockey.
  • Observe regularly and ensure that all operating equipment, meters and gauges are operating properly, efficiently, and are well-maintained.
  • Be familiar with all service contracts, warranties, and persons to call in case of break-down. Work closely with Administrator to arrange for major repairs, as needed.
REPAIRS
  • Work Order requests must be completed within 24 hours of receipt.
  • Emergency Work Order requests for leaks/stoppages must be addressed immediately.
  • Perform all minor repairs in the building and on the grounds, including painting, carpentry, plumbing, electric, heating, and ventilation and air conditioning.
  • Perform minor repairs on small appliances, including refrigerators and air conditioners.
GROUNDS
  • Ensure that area in front of the building, including sidewalks and tree pits, is free of debris and other hazards.
  • Ensure that garbage/recycling is placed outside for collection on appropriate days.
  • Ensure that the building complies with all mandated recycling programs.
  • Ensure that grounds/garden areas are clean and well maintained.
  • Utilize snow blower to remove snow as quickly as possible and spread deicing material.
  • Ensure parking lot and rear yard remain clean and free of debris and other hazards.
BUILDING MAINTENANCE
  • Assist with all code compliance items with goal of maintaining consistent and complete compliance with all code requirements.
  • Monitor and ensure that service contract work is performed properly and timely.
  • Monitor fire safety and prevention and maintain active communication with fire-safety consultant.
  • Ensure that vacant units are occupancy ready within 30 days of vacancy.
  • Perform, monitor, and ensure that proper preventative maintenance tasks are being performed on schedule, properly, and diligently.
  • Assure that all floors are clean and safe.
  • Assure that basement is clean and safe through periodic cleaning.
  • Replace light bulbs throughout the building, as necessary.
  • Maintain stocked and organized inventory of tools, parts, and maintenance supplies, requesting needed supplies, as necessary.
STAFF SUPERVISION & COLLABORATION
  • Exercise team-building leadership skills in direct supervision of porter staff to ensure required tasks are being completed and that community needs are addressed in timely and effective manner.
  • Encourage participation, growth, and job skill development of porter staff.
  • Work cooperatively with other staff members.
OTHER
  • Establish and maintain high level of care and respect for residents.
  • Implement energy and water conservation and waste reduction projects.
  • Share information about resident progress, needs, and problems with other staff.
  • Attend training sessions and conferences as required for enhancement of job skills. This includes, but is not limited to, the monthly staff meeting, the monthly supervisors meeting and a weekly meeting with the site director.
  • Implement emergency procedures, as necessary.
  • Submit all required reports in a complete and timely manner.
  • Review Work Orders and assign special porter tasks.
  • Maintain weekly building inspection report.
  • Assist with other duties, as directed.
QUALIFICATIONS EXPECTED
  • At least 21 years of age.
  • Minimum of 5 years of experience in building maintenance, preferably as a Superintendent.
  • Experience and/or training in boiler maintenance, basic electrical, plumbing, and carpentry.
  • Prefer person holding Sprinkler and Stand-Pipe Certificate, Certificate of Competency from HPD, and a Boiler License. FDNY Sprinkler and Stand-Pipe Certificates of Fitness will be required before commencement of employment.
  • Able to speak, read, and write English (as required by DSS regulation 487.9.13).
  • Preferred bi-lingual (English/Spanish).
  • Experience working in an intensive use building with persons with special needs is preferred.
