About the job Chiller Facility Operations Lead Facility Operations Lead needs 2 years experience as an Operations & Maintenance Specialist, or completion of an apprenticeship program. Facility Operations Lead requires: 1st, 2nd , 3rd shifts 2 years experience as an Operations & Maintenance Specialist, or completion of an apprenticeship program. Proven experience in facilities operations, maintenance, or a related field, with at least 3 years in a supervisory role. Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs. Knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance Excellent leadership and communication skills, with the ability to effectively manage a team. Strong problem-solving and decision-making abilities, with a proactive approach to identifying and addressing issues. Detail-oriented with excellent organizational and time management skills. Working on mission critical projects Knowledge of OSHA codes and regulations Working knowledge of Metasys (BMS) and low voltage control systems. Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50 lbs., etc. Must be able to work varying shifts, weekends, holidays, and special maintenance events as needed. Required to use a variety of hand and power tools or man lift. Requires Universal EPA Refrigeration Certification. Possesses a valid drivers license. Must be able to pass a thorough background check and subject interview. Facility Operations Lead duties: Supervise and provide guidance to a team of facilities technicians, including assigning tasks, monitoring performance, and providing feedback and coaching. Coordinate and prioritize work orders and maintenance activities to ensure timely completion and efficient use of resources. Conduct regular inspections of the facility to identify maintenance needs and address any issues promptly. Develop and implement preventive maintenance programs to maximize the lifespan of equipment and minimize downtime. Accomplishing repairs for HVAC, Boilers, Chillers, Pumps, electrical systems, fire alarm systems, security systems, and building automation systems. Ensure compliance with all relevant safety regulations and standards and promote a culture of safety among the team. Maintain accurate records of maintenance activities, including work orders, equipment repairs, and inventory management. Collaborate with external contractors to coordinate and schedule maintenance, repairs, and renovations. Stay updated on industry trends, best practices, and new technologies to continuously improve facility operations. Service, Repair, Maintain, Monitor and Adjust HVAC systems to keep within allowable parameters. Provides direction and training to less experienced O&M Specialists. Plans, selects, and lays out required materials for service, repair, and preventive maintenance work.
