Position Overview:

KN Excavation is seeking a detail-oriented and experienced Commercial Estimator to join our team. The Commercial Estimator will be responsible for accurately estimating the costs of commercial excavation projects, including site preparation, utility installation, and other civil construction activities. This role requires a thorough understanding of construction plans, specifications, and industry standards to ensure competitive and profitable bids.

Key Responsibilities:

• Project Estimation: Analyze civil construction drawings and specifications to prepare accurate and detailed cost estimates for commercial excavation projects.
• Bid Preparation: Develop complete bid packages, including material takeoffs, labor costs, equipment needs, subcontractor quotes, and other relevant expenses.
• Cost Analysis: Evaluate and compare actual costs versus estimated costs on completed projects to improve future estimates.
• Subcontractor Coordination: Solicit and review bids from subcontractors and suppliers, ensuring that all proposals meet project requirements and are cost-effective.
• Risk Assessment: Identify potential project risks and incorporate contingencies into estimates to account for uncertainties.
• Client Communication: Communicate with clients, architects, engineers, and project managers to clarify project scope and any discrepancies in plans or specifications.
• Document Management: Maintain organized records of all estimates, bid packages, and relevant correspondence.
• Market Research: Stay updated on market trends, material costs, and industry best practices to provide accurate and competitive estimates.

Qualifications:

• Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field (preferred but not required).
• Experience: Minimum of 5 years of experience in commercial estimating, preferably in excavation or civil construction.
• Technical Skills: Proficiency in reading and interpreting civil construction drawings, specifications, and contract documents. Experience with estimating software (e.g., Bluebeam, HCSS) is highly desirable.
• Analytical Skills: Strong mathematical and analytical skills, with attention to detail and accuracy.
• Communication: Excellent verbal and written communication skills, with the ability to effectively present information and respond to inquiries from clients, colleagues, and subcontractors.
• Time Management: Ability to manage multiple projects simultaneously, prioritize tasks, and meet tight deadlines.

Preferred Skills:

• Knowledge of local building codes and regulations.
• Experience with AutoCAD or other CAD software.
• Familiarity with earthwork, utility installation, and site preparation processes.
• Strong negotiation skills and ability to establish and maintain relationships with subcontractors and suppliers.

Physical Requirements:

• Ability to sit for extended periods while working at a computer.
• Occasional site visits, requiring walking and standing in outdoor environments.

Working Conditions:

• This position is primarily office-based with occasional visits to construction sites.
• Standard work hours are Monday through Friday, with occasional overtime as project deadlines dictate.
