Shopping Center Property Manager role, big box and strip centers.
Must be able to be in the office daily in Winter Springs, Florida and visit centers in central Florida.
ESSENTIAL JOB FUNCTIONS:
- Collect rent
- Keep properties maintained per specifications.
- Perform property inspections a minimum of bi-monthly for parking lot lights, canopy lights, signs, speed bumps, parking blocks, curbing, dumpsters, and pot-holes, etc. Also, make sure the sweeping companies are doing their job as assigned.
- Supplies required monthly reports to the President
- Responsible for Tenant Relations
- Responsible for all Tenant constructions and build-outs. and preparation of vacant bays for lease
- Keep all tenant information in files current.
- Gather and report timely all cash flow information.
- Manages each property's expenses and approves invoices by property.
- Track work orders
- Gather quotes for contracts to be signed by the President.
- Perform duties that add value to assigned portfolio.
- Responsible for overseeing all aspects of capital improvements.
- Perform bi-monthly night inspections to determine what parking lot and canopy lights are not working.
- Read Fire Inspection Reports and order work or notify tenant of violation.
- Inspect tenant and property signs for damage. Notify tenant of any damage.
- Performs other duties as assigned.
