Job Title: Community DirectorDepartment: Property ManagementReports To: Regional DirectorFLSA Status: ExemptPosition Summary: The Community Director is responsible for maintaining the physical asset and maximizing the financial returns in accordance with the owner's objectives. The Community Director complies with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations. This position directs and coordinates activities involving motivating and cultivating the on-site team to ensure operations meets or surpasses industry standards. The Community Director must be a leader who is able to attract, advise, and present to current and potential clients the value of choosing Gallery Residential. The Community Director is also tasked with maintaining and inspiring the company culture.Organizational Responsibilities:

  • Project Management: Create and maintain clear and sequenced plans to successfully launch projects.
  • Change Management: Experienced in leading cross-functional teams through change programs and projects, leverages frameworks and influence modeling to drive awareness and outcomes.
  • Community Service: Participate in activities outside the normal course of daily business that will enhance both the Company and your stature in the marketplace.Essential Duties and Responsibilities:
    • Supervises and mentors property on-site team by communicating and updating goals through one on one mentoring and team daily huddles.
    • Hires, onboards and trains team members and manages their performance in accordance with company policies, values, and business practices.
    • Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information concerning the property's performance, and responding to owner requests as needed.
    • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
    • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, completing financial bank deposits, and preparing and reviewing monthly financial status reports.
    • Approves and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased.
    • Gathers, analyzes, and interprets current market and economic trends that may impact the property, and implements short-range and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
    • Promotes resident satisfaction and retention by responding to questions, grievances and requests in a timely manner, and taking appropriate action to resolve and address service issues.
    • Ensures the property's maintenance team members comply with the Company's standards with respect to responding and completing resident service requests.
    • Conducts regular property inspections in person and takes appropriate actions to ensure that the physical aspects of the property meet established standards.
    • Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.
    • Oversees lease enforcement policies by completing periodic apartment inspections and following proper notice requirements.
    • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position.Work Hours:This position is scheduled for 40 hours in a regular work week. Typical office hours are from 9:00 am to 6:00 pm Monday through Friday. Must be available to work on additional tasks that may require work on weekends or after hours.Qualifications:To perform this job successfully, an individual must be able to perform each duty satisfactorily. Employment history that demonstrates progressive levels of accountability and responsibility in property management and residential multi-housing business principles.Language Ability:Demonstrated ability to read, write, and communicate effectively to comprehend and complete business plans and financial documents.Math Ability:Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers.Reasoning Ability:Senior-level experience and skills in leading and managing others, including demonstrated skills in interviewing and evaluating performance.Computer Skills:Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs.Certificates and Licenses:Industry certifications are preferred.Supervisory Responsibilities:This job has supervisory responsibilities of corporate and onsite employees.Work Environment:The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.Physical Demands:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. #J-18808-Ljbffr
