Job: Construction Director Company: Acts Housing Location: Milwaukee, WI Acts Homes is seeking a dynamic
Construction Director to lead our construction team. The ideal candidate will possess exceptional communication, budgeting, project management, and supervisory skills to effectively oversee daily operations. In this role, you will manage, train, and guide staff on a diverse range of projects, collaborating closely with our Vice President. Your leadership will ensure our team excels in delivering high-quality results, no matter the project size. As Construction Director, you will assist Acts Housing/ Homes in making home ownership in Milwaukee, more than a dream.
Responsibilities: - Identify quality contractors for the rehabbing of our homes
- Plan, direct, and support the construction staff.
- Review contractor bids for accuracy for the final approval of the Vice President, Acts Homes.
- Assist Construction Managers in developing scopes of work.
- Collaborate with the Vice President, on best practices, process improvements, and strategy.
- Document project specifications and scope of work estimates using known estimated pricing.
- Coordinate needs for maintenance, inspections, utilities, permits and insurance with
- administrative support staff.
- Utilize the systems and programs provided to capture and update data on project statuses.
- Ensure the Construction Managers are meeting their schedules and budgets on projects.
- Cooperate with building inspectors and municipalities.
- Track job costs within established budgets.
- Interact with and participate in community events held by potential sponsors or grantors on behalf of Acts Housing.
- Responsible for maintaining records used in periodic reports required by various funding agencies.
Requirements: - Bachelor's degree and 10 related work experience in construction /project management
- Demonstrated abilities in project/construction management, strategic planning, financial analysis, cost, accounting, and transaction management
- Computer skills, that include CRM and spreadsheet proficiency
- Valid driver's license and registered, insured vehicle (required travel to multiple job sites daily)
- Bilingual language skills (Spanish/English), desired
- Knowledge of city codes and HUD standards
- Able to read and comprehend floor plans/ schematics, accurately scope remodeling projects
- Ability to work evenings and weekends, as workload requires, is necessary.
Physical Requirements: - Physical ability to walk properties for inspections (inspections require a sense of smell, ability to hear reasonably well, and ability to see) and travel up 3 or more flights of stairs, especially those in need of significant repairs
- Vision sufficient to visually observe the detailed condition of homes and structures
