At OSJL, we are committed to providing exceptional value to our customers while championing positive change in our communities and inspiring a more responsible model for retail.Job Description:The Construction Manager role at OSJL is instrumental in driving our Company's expansion by expertly managing new store construction projects. This role encompasses a wide range of responsibilities, beginning with participation in site assessment visits and the meticulous preparation of crucial project documents, including, but not limited to, scopes of work, plan reviews, schedules, and budgets. This role takes ownership of the entire RFP process, ensuring the selection of qualified contractors, and oversees all facets of new store construction, managing the installation of fixtures, enhancements to plaza areas, and tenant fit-outs. To guarantee projects are delivered on time and within budget, the role collaborates closely with the Director of Construction, external contractors, and consultants. The role forges strong partnerships with internal teams, such as Real Estate, Legal, and Store Operations, working collectively to expand OSJL's property portfolio and champion sustainable growth initiatives.Key Responsibilities:* Partner with Real Estate and Legal teams on budgeting as well as evaluating prospective tenants and new OSJL locations.* Under supervision, assist with property assessments for new shopping centers and vacancies based on physical needs and strategic goals.* Under supervision, survey existing buildings with OSJL third-party vendors as well as create scope of work and budget for all assigned projects to ensure that OSJL construction process and standards are followed.* Review letters of intent, lease exhibits, and budgets to confirm alignment of required commitments.* Review construction drawings against the established scope of work and communicate discrepancies to the Director of Construction, Director of Special Projects, AutoCAD Manager and the Architect of record.* Assist in coordination, development, and maintenance of detailed schedules for construction projects. Support project management efforts utilizing project tracking and management tools to assist in successful execution of OSJL construction driven initiatives.* Plan, organize, and supervise external vendors, staff, and contractors involved in the coordination and administration of new construction projects or remodels. Manage the fixture process and resources associated with assigned projects.* Negotiate and recommend bid acceptance.* Track project permit submittals and permit status.* Develop and cultivate a network of contractors for skilled trades and general maintenance work.* Coordinate, plan, and execute construction or other capital project activities.* Ensure that landlord requirements are met in accordance with lease terms and that deadlines are achievable.* Perform construction site visits, assessments, prepare field reports, and comply with schedules and budgets.* Conduct punch visits, prepare punch reports and distribute to all stakeholders.* Obtain closeout documents for all assigned projects ensuring that all checklist items are received and complete. Manage the eleven-month warranty process for all assigned projects.* Assist with the development of new processes and procedures to increase efficiencies and reduce costs.* Effectively utilize virtual means to communicate efficiently and work independently under remote conditions, as applicable.Qualifications:* Bachelor's degree in Construction or a related field is preferred. Any suitable combination of education and experience will be considered.* Project Management Professional (PMP) or similar certification is preferred.* 2 or more years of professional experience in construction, project management, architecture or real estate development required with an emphasis on retail store construction and tenant fit-out is preferred.* Must have excellent organizational and communication skills as well as the ability to interact with personnel at all levels.* Working knowledge of national and local building codes along with health and safety regulatory agencies (i.e., OSHA, EPA, etc.) regulations are required.* Able to read and interpret construction drawings.* Understanding of AIA Contracts and payment applications is required.* Proficient in on-site property assessment, evaluation, and recommendations.* Strong negotiation, communication, problem solving, time management and interpersonal skills.* Proficient in Microsoft Office, Smartsheets/MSProject, and Google platform (i.e., Sites, Slides, Drive, Docs, Sheets).* Must have a valid driver's license and a clean driving record.Work Environment:* Frequent (50-75%) travel throughout OSJL store and office locations in various states.* Overnight stay and weekend assignments may be required, 10-20% expected.* Some work in a climate controlled environment with minimal safety and health hazardpotential.* Some work in an office environment remaining stationary at a desk, table, or computer workstation for extended periods of time. Frequently uses near vision for reading and computer tasks.* Some work in a remote environment outside of the company locations. The role is responsible for setting up a professional and ergonomically safe work environment and to be available during working hours.
