- Consistently able to work in the office during the hours of 8am -5pm Monday - Friday.
- Occasional travel nation wide to do onsite jobsite visits, attend pre construction meetings or client walks, and conduct safety audits. Travel is 25% of the position.
- Attends All Employee Meetings as scheduled.
- Reviews subcontractor bids, job costs, job invoices, and receipts for accounting to ensure accuracy.
- Creates and updates project schedules to keep the General Superintendent, Sr. VP, and jobsite Superintendent informed of schedule changes and changing manpower needs; deals with unforeseen challenges and communicates with Superintendent.
- Attends Pre-construction meeting with the superintendent and client; attends ongoing construction meetings throughout the timeline of the project; attends post construction walk through of projects and works with superintendent to generate a punch list of items to be completed to exceed client expectations.
- Collaborates with superintendent to prepare materials, tools, and equipment lists; coordinates delivery to job sites so that jobs may be completed on time.
- Participates in hand-off meeting, post project reviews with the construction operations team, business development manager, superintendent, and general superintendent to review and improve processes, efficiency, and quality.
- Retains paper and electronic records of client projects in an organized manner.
- Assists the Superintendent in managing all job-site employees and subcontractors, to include: education, training, setting goals, scheduling and planning work, coaching, disciplining, evaluating performance, inspecting work, and evaluating the effectiveness of operations.
- Verifies receipt of signed contract, certificate of insurance, and safety agreement from subcontractors prior to beginning work.
- Responds to e-mails and phone calls from subcontractors, suppliers, employees, vendors, and customers within 24 hours to ensure that projects are completed on time, with high quality, and within budget.
- Able to communicate and negotiate effectively with Subcontractors, Vendors, and Clients.
- Has a desire to build strong relationships with Client Representatives, Owners, Subcontractors, and Vendors.
- Verifies subcontractors have a clear scope of work and schedule. Follows-up daily with subcontractors for progress communication.
Job Qualifications
- Bachelors degree in Construction Science or Construction management preferred, will consider experience in lieu of degree
- 3+ years of field experience
- Experience as a Project Manager for a Commercial Construction company, high desired to have specific experience managing New or Remodel Construction project sizes of $1-$3 million and taking an average of 2-5 months to build high desired
- Valid drivers license
- OSHA10 certification, OSHA30 certification preferred
- Knowledge of OSHA standards, construction safety procedures and SDS regulations
- Knowledge of methods, materials, tools and equipment used in construction
- Knowledge of building codes and requirements
- Ability to read, analyze and interpret general business documents, procedures, regulations, technical reports, blue prints, and specifications
- Ability to prioritize and plan work activities while adapting quickly to changing priorities
- Ability to work within tight timelines. Ability to handle multiple tasks and organize resources to ensure work is complete on time and on budget
- Ability to work with others in a positive and professional manner and to develop and maintain strong working relationships with co-workers, subcontractors, vendors, management, customers, and the general public
- Ability to operate a laptop, tablet, smart phone, fax, and copier
- Experience with Construction Management software, Microsoft Suite, and accounting software
