Job Summary/Company: We are seeking a highly motivated and experienced Construction Manager to join our team. In this critical role, you will oversee all aspects of construction projects, ensuring they are completed on time, within budget, and to the highest quality standards.
Responsibilities:
- Interpret and understand construction contracts, plans, and specifications.
- Observe, document, and confirm project conformance to contract requirements.
- Possess in-depth knowledge of construction practices, building codes, and safety regulations.
- Conduct and document pre-construction, construction, and post-construction inspections, including mock-ups.
- Analyze cost estimates and evaluate contractor proposals.
- Define and document scope changes.
- Negotiate technical scope requirements with contractors.
- Read and interpret construction schedules to evaluate progress.
- Review and evaluate contractor payment requests.
- Review and verify contractor submittals, including specifications, schedules, and payrolls.
- Track submittals and maintain a current submittal tracking log.
- Review and approve construction materials and equipment.
- Review and analyze contractor quality control reports.
- Review and verify operation and maintenance manuals, warranties, and closeout requirements.
- Assist in the management of contract changes and disputes, including the preparation and tracking of Request for Proposals (RFPs).
Qualifications/Background Profile:
- Bachelor's degree in Construction Management, Architecture, Engineering, or a related field.
- 10+ years of construction management experience, with a strong emphasis on historic preservation, mechanical systems, interior renovations, and upgrades.
- Proven experience with construction practices related to electrical, mechanical, and plumbing upgrades on historic structures.
- Demonstrated ability to prepare draft modifications, independent government estimates, responses to requests for information, and field observation reports.
- Proficiency in project management software (please specify software used in your application).
- Familiarity with Federal policies, procedures, and workflows is a plus.
- Experience with occupied building renovations, Federal projects, and MEP projects preferred.
- Strong proficiency with Microsoft Office Suite and industry-standard project management software (e.g., Microsoft Project, Primavera, AutoCAD, Revit, Prolog).
- Experience coordinating with architects and engineers.
- Proven ability to analyze project information and communicate effectively (both written and verbal).
- Strong analytical and problem-solving skills.
- Excellent communication, interpersonal, and leadership skills.
