Reaper Siteworks is a growing civil and commercial sitework contractor specializing in demolition, earthwork, site utilities, concrete paving, and asphalt paving. Our focus is primarily on industrial, retail, and government projects with some notable multi-family, hospitality, and infrastructure projects. Role Description
This is a full-time role for a Project Manager at Reaper Siteworks located in Littleton, CO. There will be room for some remote work on an as-need basis. The Project Manager will be responsible for the following:
- Pre-construction planning and documentation
- Assisting Estimating Department in developing cost codes, pricing, schedules, and other relevant data extracted from analysis performed on completed projects
- Client management following hand-off from Estimating Department through project close-out
- Negotiating and Executing Client Agreements
- Compiling and documenting project submittals, RFIs, change orders, and contracts
- Compiling and documenting project requirements for payroll, employee documentation, and labor compliance
- Coordinating insurance and licensing documentation for clients, vendors, and subcontractors
- Verifying Vendor and Subcontractor proposals following project award
- Negotiating and executing Subcontractor Agreements
- Ordering project materials and equipment and coordinating billing constraints with business needs
- Coordinating delivery of project materials and equipment with Field Manager
- Compiling accurate project documents and information for hand-off to Field Manager during pre-construction
- Creating and managing projects in Procore
- Managing project closeout documentation
- Coordinating timely and accurate payment of subcontractors and vendors with Accounting Manager
- Coordinating resolution of any warranty claims
- Assisting in development of inspection and management reports utilized by Field team
- Creating and managing internal pre-construction, project, and billing schedules through Microsoft Projects
- Creating and managing project budgets, billing, change order, reporting, and more through Procore
- Compiling budget, safety, quality, labor, production, and schedule reports for Operations Manager
- Developing company account in Procore to streamline processes and minimize redundancies in information reporting
- Developing company processes associated with the Project Manager and adjacent roles
- Participate in weekly coordination meetings with Operations Manager and Field Manager
- Participate in monthly coordination meetings with Accounting Manager
- Participate in pre-construction meetings with Estimating Department for required projects
- Scheduling and leading weekly coordination meetings with project management team
- Assisting Operations Manager in client, subcontractor, and vendor development
- Assisting Operations Manager in vetting, interviewing, hiring, and training project management team
Qualifications
- Professional project management experience in civil and/or commercial construction
- Verifiable experience and in-depth knowledge of Procore, no exceptions
- Verifiable experience and in-depth knowledge of Bluebeam
- Verifiable experience and in-depth knowledge of Microsoft Projects, Excel, Word, and Outlook
- Very strong budgeting and financial fluency
- Strong organizational and time management skills
- Excellent communication and leadership abilities
- Ability to work independently
- Ability to collaborate effectively under emotional and mental stress
- Professional knowledge of construction industry standards and regulations for the Colorado market
- Bachelor's degree in Construction Management, Civil Engineering, or related field

Compensation
- $110,000 - $135,000 annual salary, actual compensation to be negotiated. Compensation range is not fixed.
- Quarterly profit sharing and performance bonuses
- Bonuses for hired referrals retained past 6 months
