General Job Description:
Under the general direction of the Director of Facilities, this position is responsible for planning, organizing, and managing the custodial, repair, renovation, and maintenance operations for the Gallup McKinley County School District. The scope of administrative duties is comprehensive, covering a wide range of departmental functions. The work must adhere to federal, state, and local laws, as well as district policies. This role also involves coordinating activities with other departments, external agencies, the public, and the District's executive leadership. Key responsibilities include routine inspection of worksites and district properties, oversight of systems and facility projects, including maintenance, repair, and renovations, as well as supervising facility staff as delegated by the Facilities Director.
Essential Duties and Responsibilities: Essential duties may include, but are not limited to, the following:
* Assists the Director of Facilities in managing the services and activities of the Maintenance, Teacher Housing, and Custodial Division, including organization, staffing, and operational functions.
* Participates in the management of the division, including developing and implementing goals, objectives, policies, and priorities; recommends and enforces related policies and procedures.
* Coordinates and assesses the efficiency and effectiveness of service delivery methods and procedures; suggests updates to departmental policies and adjusts service and staffing levels as needed.
* Plans, coordinates, and reviews work plans for assigned facilities maintenance and custodial services; evaluates work products, methods, and procedures; meets with staff to identify and resolve issues.
* Collaborates with the Facilities Leadership Team to establish and formalize a district-wide preventative maintenance program.
* Assists in the selection, training, motivation, and evaluation of Operations and Maintenance Division personnel; provides or arranges for staff training; works with employees to correct deficiencies and implements disciplinary and termination procedures.
* Coordinates Facility Division activities with other divisions, external agencies, and organizations in collaboration with the Facilities Leadership Team.
* Oversees and conducts periodic inspections of all facilities, ensuring compliance with local, state, and federal requirements, such as fire, asbestos, insurance safety inspections, and annual visual inspections of school facilities.
* Assists in coordinating in-service training for custodial and maintenance employees.
* Provides support to the Director of Facilities by participating in various committees; prepares and presents staff reports and other correspondence as necessary.
* Performs other related duties as assigned.
QUALIFICATIONS
Knowledge of:
* Modern and complex principles and practices of project management.
* Principles and practices of public relations.
* Principles of supervision, training, and performance evaluation.
* Principles and practices of program development and administration.
* Ability to coordinate projects through information systems, permissions, budgets, commitments and submittals
* Understanding of pertinent Federal, State, local laws, codes, and regulations.
* Familiar with construction methods, terminology, and industry regulations.
Ability to:
* Supervise, direct, coordinate, and evaluate the work of junior staff.
* Be able to analyze complex situations and find practical solutions.
* Train staff on Facility and Human Resource topics
* Prepare clear and concise performance reports.
* Communicate clearly and concisely, both orally and in writing.
* Establish and maintain effective working relationships with those contacted in the course of work including a variety of district and other government officials, community groups and the public.
* Maintain the ability to make sound decisions and demonstrate strong problem-solving and analytical skills.
* Maintain physical condition appropriate to the performance of assigned duties and responsibilities.
Qualifications/Experience:
Requirements:
* Valid New Mexico driver's license or the ability to obtain a NM driver's license within 2 months of employment.
* Education or experience equivalent to the completion of a Bachelor's degree in the building trades or related fields.
* Experience with human resource management, showing capacity to explain and train complex concepts and information systems to employees.
* Experience with industry software and information systems management.
Preferred Qualifications:
* Bachelor's degree and minimum of 5 years' experience working in a public school district.
Physical Requirements:
* Ability to perform the essential job functions and navigate the work environment. This may include: sitting, standing, lifting, climbing steep stairwells, moving throughout the room or school, walking on roof systems, carrying up to 50 pounds, reaching, squatting, kneeling, extended periods of typing, and the physical ability to type on a keyboard or move light furniture.
Equipment/Technology Handled:
* Must know how to properly operate or be willing to learn to operate all equipment, technology, software, etc.
* Current software used includes: Procore, Bluebeam, Microsoft Excel, Brightly Asset Essentials Suite (formerly Dude Solutions), and Interplay employee training software.

* Must be able to work within various degrees of noise, temperature, and air quality.

* Flexibility and patience are required.
* Must be self-motivated and able to complete job assignments without direct supervision.
* After-hours work may be required.
Terms of Employment: Salary and work calendar established yearly by the district.
