Overview The Custodial & Janitorial Support Lead, Senior position performs custodial/janitorial services that contribute to the attractive and safe condition of the Library's facilities and grounds including an iconic 11-story Central Library and 26 branch libraries located in neighborhoods throughout Seattle. At the direction of the Custodial/Janitorial Support Supervisor, this position provides crew leadership, administrative support and project coordination, dispatching, scheduling, time sheets and time management assistance and task-level direction for the custodial and janitorial services work units. Quality assurance along with training and staff development will be the primary focus for the individual chosen in this role.The libraries support a high volume of patron traffic daily. Library facilities are open seven days a week, including evenings and weekends. The custodial and janitorial crews are responsible for keeping facilities clean and sanitary for the public and staff. In addition to the eleven floor areas at the Central Library, the building has multiple elevators, escalators, stairwells, numerous staff and public restrooms, food preparation areas and a loading dock that are maintained by the Janitorial crew. The building also has numerous meeting room facilities and an auditorium for use by staff and the public for both Library and private events.This position performs a senior lead-person role within the custodial and janitorial units. The work of the crews includes:Janitor: stripping, waxing, and buffing floors; cleaning and re-supplying restrooms; vacuuming and shampooing rugs and carpets; dusting and polishing furniture; cleaning door glass; collecting and removing trash within and outside facilities; and other duties as assigned. The crews also assist with set-up and takedown of furniture, equipment and supplies in meeting room facilities.Custodian: stripping, waxing, and buffing floors; cleaning and re-supplying restrooms; vacuuming and shampooing rugs and carpets; dusting and polishing furniture; cleaning door glass; collecting and removing trash within and outside facilities; and other duties as assigned. The custodian position typically works independently at assigned branch locations.This position assists the Custodial/Janitorial Support Supervisor in regularly evaluating work quality and methods and provides for the training and equipment of janitorial staff to meet work quality and safety standards.In addition to administrative and operational duties, this position performs the full range of custodial and janitorial duties on a regular basis and covers unanticipated staff absences and special custodial and janitorial needs.This position participates with the Custodial and Janitorial Support Supervisor in the selection of Janitors, provides ongoing training to the staff and assists with performance appraisals for assigned staff. Other responsibilities include coaching and counseling with the Custodial and Janitorial Support Supervisor, and when necessary, documentation and recommendation of necessary corrective or disciplinary measures.This position oversees the use, maintenance and storage of commercial cleaning supplies, equipment, chemicals, safety equipment and related materials. Work also requires writing requisitions for cleaning supplies and equipment and monitoring supply needs. This position is responsible for reporting building mechanical or equipment maintenance needs and for performing minor maintenance tasks that do not require specialized skills. The position performs related duties as required. Job Responsibilities Assure that the Central Library and 26 neighborhood branches are clean and attractive by coordinating the work of Custodial/Janitorial staff and assisting with performance management, by determining the most effective and safe methods of achieving the end results and by giving direct assistance in the work.Design and execute a quality assurance program to: Routinely randomly evaluate all areas cleaned within designated time periodEvaluate all areas cleaned consistently using the same criteria and scale.Document resultsShare results with responsible team members, praise when appropriate and re-train when necessary.Analyze results to demonstrate trends and changes for reporting purposes. Contribute to effective janitorial and custodial services by developing high performance Custodial and Janitorial teams with the Custodial and Janitorial Support Supervisor and Janitor Lead. Design, develop and maintain a training program for newly hired staff unfamiliar with the trade. Develop training programs for new technologies and safer procedures as they are implemented.Contribute to the selection and retention of qualified custodial and janitorial staff by interviewing prospective staff members; training new employees; coaching, recommending corrective and disciplinary actions when necessary; and by assigning and monitoring tasks on a daily basis.Contribute to the safe, functional condition of the Library by checking for and reporting building and equipment maintenance, supply needs, safety and security requirements. Participates in the unit's work by scrubbing, stripping, waxing, and buffing floors; cleaning and supplying restrooms; vacuuming and shampooing rugs and carpets; dusting and polishing furniture; cleaning glass surfaces; collecting and removing trash; and performing other duties when needed.Manage 360 work order system by monitoring the status of work orders and closing after completion.Maintains effective and courteous communication with patrons, the Custodial and Janitorial Support Services team members and other Library staff to ensure high quality janitorial and custodial work and excellent customer service.Daily inspection of custodial and Janitorial work routine. Qualifications One year of supervisory experience in which skill with and knowledge of the janitorial trades, as applied to a high use public facility, were demonstrated.Ability to plan and supervise the work of others.Ability to train staff to work effectively as a team or independently depending on assignment.Ability to operate and train others in the use of commercial cleaning equipment.Ability to communicate effectively, verbally and in writing. Ability to use Microsoft software products at a proficient level and knowledge of SharePoint desired.Organizational and operational experience with supporting the development of custodial/janitorial services in heavily used public environments.Physical ability to perform the requirements of the job.Desired Qualifications: A minimum of 5 years of commercial or institutional custodial/janitorial experience that includes working in a public service environment, cleaning public restrooms, windows, stairs, hard flooring surfaces and carpets.Two years (minimum) of experience in one or more of the following roles: Janitor, Housekeeping, Custodial lead or supervisor.Leadership role responsible for cleaning a public area.Quality Assurance Technician in a service industry.Trainer.Teacher. Experience training others to use commercial cleaning equipment, such as floor strippers, buffers, auto-scrubbers, high-speed burnishing equipment, pressure washers, steam cleaners and carpet extractors. Can adjust approach and technique to train individuals with no cleaning experience at all and 20-year professionals on current industry trends.Ability to communicate effectively, verbally and in writing. Ability to follow verbal and written instructions in manuals, labels and other work-related materials.Excellent interpersonal skills. Ability to work respectfully, efficiently and cooperatively with others in a diverse team environment.Familiar with green cleaning standards and LEED-certified buildings.Physical ability to perform the requirements of the job including but not limited to standing, walking, bending, reaching and lifting weights up to 50 lbs.Knowledge and application of safety methods in performing the essential functions of the job, including lifting heavy objects, using cleaning chemicals and operating cleaning equipment. Skilled in communicating the value and need for safe procedures on the job.Knowledge and experience using Safety Data Sheet (SDS).A valid Washington State driver's license and a safe driving record.
