The individual in this position will plan and help supervise a wide range of real estate development projects, from start to finish, throughout the United States. In this role you will organize, oversee, and ensure projects are completed in a timely and efficient manner. The ideal candidate will be well-versed in all construction methodologies and procedures; being able to coordinate with a team of professionals of different disciplines is necessary in order to achieve top results. Additionally, the Development Coordinator will possess an analytical mind, estimating knowledge, and strong organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding the budget. This position reports directly to the Development Manager.   • Develop and complete project specific tasks as required to meet or exceed expectations.
  • Review and verify project goals with leadership and team members.
  • Research and identify reputable consultants, engineers, architects, general contractors, as needed.
  • Serve as the Company's secondary contact for the project(s), with the Development Manager being the first point of contact.
  • Serve as liaison between owner and design and construction professionals.
  • Initiate and manage the procurement of design, construction, and consultant services.
  • Assist in drafting, reviewing, communicating, negotiating, and enforcing contractual documents for design, construction and consultant professionals.
  • Develop and monitor project budget and schedule including updating and maintaining web-based or internal software project controls.
  • Provide analysis of budgets and schedules and their effect on the financial objectives of the project.
  • Assist in managing the design, engineering and construction team in planning and analysis of conceptual design and preconstruction activities.
  • Review the development of architectural and engineering construction drawings and bid documents.
  • Establish, direct and/or document project meetings and record notes and meeting minutes.
  • Collaborate with architects, engineers, general contractors, and others to achieve project goals.
  • Obtain permits and licenses for the project(s), if not already a defined architect or consultant duty.
  • Meet with city officials, architects, engineers, contractors and consultants as needed to present the project status and anticipate issues.
  • Anticipate potential changes to budget or schedule and provide guidance on the review and analysis of changes when presented.
  • Coordinate and review value engineering alternates with owner.
  • Determine required resources and plan for lead times.
  • Coordinate and direct internal resources as required (invoices, purchase orders, reports, etc.).
  • Help oversee the architect in their review of contractor and vendor onsite activities to verify they are in contractual compliance with design specifications, schedules and workmanship standards.
  • Assist in reviewing and processing scheduled progress draw packages for payment.
  • Visit sites as needed, which may involve varied amounts of travel and overnight stays.
  • Observe and report on construction process and construction related issues during site visits.
  • Manage the project close out process to a successful completion.
  • Promote the highest level of professionalism and ethics.
  • Other duties as assigned by the Development Manager.
Must-Have Qualifications
  • Proven experience as a project manager or leader in the real estate industry.
  • Bachelor's degree in Economics, Statistics, Business Administration, Construction Management, or other related field experience preferred.
  • In-depth understanding of the development cycle, construction procedures and material and project management principles.
  • Highly motivated to learn new processes, techniques, and concepts related to real estate development and management.
  • Excellent working knowledge of Excel spreadsheets and data analytics.
  • Outstanding oral and written communication and negotiation skills.
  • Ability to read and interpret blueprints, site plans, grading plans, etc.
  • Familiarity with quality, health, and safety standards in general as it relates to construction.
  • Experience with navigating the building permitting process.
  • Experience with estimating and budgeting.
  • Highly reliable with excellent follow-up and follow-through.
  • Above average time management skills and high sense of urgency.
  • Ability to efficiently negotiate and manage contractual arrangements.
  • Knowledge of the operating practices of construction, architectural, and building firms.
  • The ability to travel to job sites in and out of State as needed, within reason.
  • Willingness to visit job sites unexpectedly, as required, depending on circumstances.
  • Familiarity with construction/project management software such as Procore, etc.
Physical Requirements
  • When in the office, the physical demands require the ability to sit for long periods of time.
  • When outside the office, walking construction projects will be a regular job duty.
  • Intermittent movement, such as accessing centrally located office equipment, lifting of 35 lbs, bending, stooping, kneeling, and climbing, may be necessary to perform the requirements of this position.
Bonus Skills and Experience:
  • Construction project experience preferred
  • Experience with development-related social networking
  • Good working knowledge of other MS Office software and MS Teams
  • Continued Education and Training Certification
  • LEED, Energystar, or other Certifications relating to Sustainable Operations
  • Experience with mortgage lending, HUD financing, and other real estate investment financing
