AVAILABLE SHIFTS:

Full time: Sunday-Thursday: 8am-4pm

RESPONSIBILITIES:

  • Performing hands-on maintenance and repair work as required and directing maintenance technicians in the performance of maintenance and repair work
  • Effectively managing/conducting service and maintenance requests from residents, maintaining the landscaping and overall look of the community, keeping building interior and exterior in good repair and ensuring that the building is properly cleaned
  • Conducting, scheduling, and/or directing ongoing and preventive maintenance programs including HVAC, plumbing, water, gas, electrical, mechanical, sprinkler/fire alarm systems, emergency lighting, communications, carpentry, painting, plastering, refinishing and similar work
  • Scheduling repairs and routine maintenance of all institutional equipment, appliances and vehicles, including the community van
  • Scheduling and conducting work (and/or supervising workers/contractors) for apartment turnovers with rapid turnaround, ranging from refurbishing kitchenettes and installing new carpet to simple paint touch-ups
  • Monitoring and managing the department budget
  • Managing, directing and supervising all department staff including housekeeping/laundry associates and enforcing compliance with all safety rules and regulations

REQUIREMENTS:

  • Knowledge: Safety regulations, state/federal codes and safe work practices, budget development and fiscal management, and maintenance trades, A MUST!
  • Experience: Plumbing, HVAC, electrical, carpentry, painting and preventative maintenance, preferred
  • Physical requirements: Standing, lifting (up to 30 pounds), bending
  • Communication: An ability to communicate effectively with residents, co-workers, and families
  • Physical requirements: Lifting and moving up to 50 pounds on a regular basis
  • Technology: Ability to learn new technologies, and use project management tool: TELS
  • Leadership: One year of experience with supervising or training staff
  • Be on time and reliable: Our residents rely on us to assist them with their daily living activities and we expect our team to be reliable at all times.
