Macdonald & Company is pleased to have been retained by a Mixed-Use Developer in Austin, TX to find and appoint a Development Director to join and help scale their platform.

Summary:

The group are seeking an experienced Real Estate Development Director to lead and manage large-scale mixed-use projects with a focus on public-private partnership (PPP) developments in Austin. The Director will play a critical role in shaping the city's urban landscape by driving mixed-use projects from concept through completion. This individual will work closely with public sector stakeholders, private investors, community leaders, and cross-functional teams to ensure the successful planning, financing, and execution of projects that align with both public objectives and company goals.

Key Responsibilities:

Project Strategy & Vision:

  • Develop and oversee strategic plans for mixed-use projects, ensuring alignment with city and community goals as well as company objectives.
  • Conduct market research, feasibility studies, and financial modeling to identify opportunities for new developments and evaluate project viability.

PPP Management:

  • Establish and maintain relationships with public sector entities, local government officials, and community organizations to support and advocate for mixed-use projects.
  • Negotiate and manage complex public-private partnership agreements, ensuring that all terms meet legal, financial, and operational standards.

Project Development:

  • Lead and coordinate the end-to-end development process, from pre-development planning and entitlements to construction and post-development asset management.
  • Oversee the work of architects, engineers, and construction teams to deliver high-quality projects on time and within budget.

Stakeholder Engagement:

  • Collaborate with public agencies, neighborhood groups, and local businesses to promote project acceptance and community alignment.
  • Organize and lead public meetings, presentations, and other outreach efforts to address concerns and build community support.

Financial Oversight:

  • Develop and manage project budgets, timelines, and financial forecasts; ensure all projects adhere to company financial goals and risk management standards.
  • Work with finance and investment teams to secure funding through a variety of sources, including grants, tax incentives, private equity, and municipal bonds.

Compliance & Risk Management:

  • Ensure all projects comply with applicable local, state, and federal regulations, zoning laws, and building codes.
  • Identify, assess, and mitigate risks related to project execution, regulatory compliance, and public perception.

Qualifications:

  • Bachelor's degree in Real Estate, Urban Planning, Business, or a related field; Master's degree preferred.
  • Minimum of 5-7 years of experience in real estate development, with a strong focus on mixed-use and PPP projects.
  • Demonstrated ability to lead large-scale, complex development projects in urban environments, ideally within the Austin market.
  • Proven experience negotiating and managing public-private partnerships.
  • Strong financial acumen, with experience in budget management, financial modeling, and securing project financing.
  • Excellent interpersonal and communication skills, with the ability to influence and collaborate effectively across public and private sectors.
  • Knowledge of Austin's regulatory landscape, zoning laws, and local government processes is highly desirable.
