Director of Leasing and Asset ManagementDirect Hire; $125K - $135K plus bonus Orlando, FL 32801Reports To: EVP, Portfolio OperationsSUMMARY The Director of Leasing and Asset Management is responsible for overseeing the management of the Company's real estate portfolio with regards to leasing and sale of vacant properties, lease renewals, and other modifications to existing assets through oversight of client, tenant and broker interface. ESSENTIAL DUTIES AND RESPONSIBILITIESLeasing:
- Identify re-leasing or disposition solutions for company-owned vacant properties through direct calling and marketing efforts to potential Tenants, Buyers, or Developers and hiring and assigning third-party brokers.
- Endeavor to create positive outcomes for value-add opportunities focusing on dark but paying rent, subleased, and underperforming assets.
- Analyze alternate scenarios of leasing properties versus sale of properties.
- Conduct financial analysis and negotiation of lease or sale terms, create deal approval memoranda, and submit recommendations to Executive Management for review and approval.
- Negotiate approved lease or sale deals and assist the Legal Department in completing these transactions.
- Coordinate tenant improvement/build-out with the company's Construction and/or Asset Management groups.
- Manage ongoing vacancy/deal tracking spreadsheet and quarterly and annual vacancy budget assumptions.
- Provide opinion of value and market rents for existing assets as needed.
- Manage disposition of occupied properties as requested by Executive Management.
- Travel for property inspections, client visits and seminars as required.
Asset Management:
- Handle lease renewals as assigned.
- Make recommendations for approval to SVP of Asset Management and Executive Management.
- Manage requests for tenant workouts as assigned and provide recommendations to SVP of Asset Management for approval.

SUPERVISORY RESPONSIBILITIES This job does not have supervisory responsibilities. EDUCATION and/or EXPERIENCE Bachelor's degree from an accredited college or university, and eight + years related functional and managerial/leadership experience; or Associate degree and ten + years related functional and managerial/leadership experience; or equivalent combination of education and experience. Commercial real estate background preferred. Leasing, negotiation, and deal structure knowledge. MS Office and Google Maps. CERTIFICATES, LICENSES, REGISTRATIONS Not applicable
