Fountaingate, the newest addition to the Gurwin Health System, is a brand new building only two years old and is a state-of-the-art facility.

We are currently seeking a full-time Director of Maintenance who will embody the passion and commitment required to promote our new endeavor and help community members as they make choices about their retirement future. Hours will be Monday through Friday from 8:00am-4:00pm with one weekend per month.

The Director of Maintenance is responsible for providing maintenance and repairs of broad scope to the community property and equipment. Works per the established policies, procedures, and or specific instruction from the Executive Director. Provides or oversees all maintenance duties, including routine or preventative maintenance to all community equipment or real property.

Essential Job Functions

Must work independently, complete all applicable documentation and tracking costs, and promptly complete all work orders or requests.

Demonstrates proper and clear documentation with all work orders, requests, or tasks being completed.

Provides preventative maintenance and general upkeep of structural items, ensuring all areas are in exceptional condition. Directs any vendors or specialist work needed while overseeing completion and reporting status to the Executive Director promptly.

Adheres to all local, state, and federal regulations or applicable laws related to environmental services, community standards, and Continuing Care Retirement Community operations.

Responds to all community needs at all times of day, ensuring all systems are functioning and all equipment is operational.

Maintains all Safety Data Sheets for the community.

Maintains all company equipment and vehicles to be operational per local and state regulations or applicable laws.

Supervises all maintenance team members and participates in interviews, hiring, training, and appraising performance.

Demonstrates working knowledge of heating-ventiliation-air conditioning system with the ability to troubleshoot using logical methods and procedures. Able to replace appropriate pumps and a basic level of repair, not requiring formal professional or specialized trade training.

Demonstrates the ability to install and replace components of the community electrical systems and devices. Able to maintain all systems in an operational status while troubleshooting and repairing deficiencies promptly. Proactively performs testing of both heavy and light electrical equipment.

Performs all service requirements necessary throughout the community while responding to all resident unit needs promptly. Provides clear documentation of all residential space needs with thorough follow-up and solution provided.

Performs all testing and regulatory testing under local, state, and federal requirements. Maintains all life safety equipment and systems to remain in an operational status.

Maintain a professional manner, attitude, and dress. Maintain a friendly and collaborative demeanor with peers, board members, applicants, guests, residents, and others.

Performs all other duties as assigned by the Executive Director, including assisting in different departments as required.

Educational Requirements/Qualifications

Bachelors degree preferred in health-related, gerontology field; or equivalent experience.

3 years experience in Maintenance in the Healthcare Field, preferred.

Demonstrate a genuine passion for improving the quality of life for older adults while maintaining innovative and creative ways to manage the community, ensure consistency, and deliver high-quality services.

Ability to learn or demonstrate proficiency in office software, property management software, and equipment. (office 365, TELS Property Management, Etc)

Specific Requirements

ComplexityAble to plan and prioritize work duties under the direction of the Executive Director while self-initiating task processes. High attention to detail for all work production, environment, and presentation. Able to follow complex instructions and maintain high performance in a fast-paced, dynamic environment. Must demonstrate an ability to maintain tact in difficult and complex situations, including demands from many aspects of the community. Must communicate consistently with all residents and guests of the community while working harmoniously with other personnel.

Confidential InformationWill be exposed to highly confidential information; must demonstrate confidentiality at all times while staying involved with residents, family members, personnel, visitors, etc. Must abide by all HIPAA Rule and Regulations along with the organization's code of conduct in performing duties.

SafetyRequires ability to read, understand and follow community emergency procedures and all other safety rules and regulations related to the community or local ordinances.

Degree of TravelMinimal local travel. May be required to use community vehicles as needed.

Working ConditionsClean, well-lighted residential and office environment. Varying levels of noise, activity, and frequent interruption. Must be able to manage all office equipment and software competently.Must be able to work weekends and evenings as needed or required.

Physical Requirements

Must be able to sit and stand for varying durations.

Must be able to use telephone and computer for long periods, up to 90% of work time.

Must be able to lift and carry up to 30 pounds.

Must be able to push and pull up to 30 pounds.

Must be able to twist, bend, and move intermittently during working hours
