Brethren Retirement Community is an EEO employer - M/F/Vets/Disabled SUMMARY Thisimportant position is charged with the responsibility of overseeing the tasksnecessary for constructing, renovating, repairing, and maintaining all facilitiesand grounds owned by Brethren Retirement Community. In addition overseeing the tasks necessary topurchase, repair and maintain all maintenance equipment owned by BrethrenRetirement Community.ESSENTIAL DUTIESAND RESPONSIBILITIES includethe following. Other duties may be assigned.Developsannual operating and capital budgets. Ensures that these budgets are met andmaintained.Providesleadership and management on a daily basis to the Maintenance Team. Participatesin Brethren Retirement Community's Strategic Planning process.Ensuresall facilities are following Regulatory Agency requirements. This would includekeeping the Life Safety Code recordings up to date. Maintaining all testing andinspection requirements.Negotiateand maintain favorable vendor contracts and relationships. Follow BrethrenRetirement Community's approved bid process for construction, renovation andrepair purchases.Directsand coordinates all construction projects working with other departments in theprocess. Developsand maintains a preventative maintenance plan for each Brethren RetirementCommunity facility and associated equipment.Activeparticipant in committees necessary to improve risk management, safety andquality of life for all Brethren Retirement Community residents.Participatein monthly resident meetings when requested. Providing updates on Maintenancerelated matters.Participatein Maintenance on Call schedule to address after hours eventsPromotesand encourages a positive and professional public image through facilityoperations. Participate in broader community organizations and events.Participatein workshops, seminars, and professional organizations in order to keep abreastof issues relating to facilities management. Maintain license or professionaldesignations suitable for or beneficial to the role.SUPERVISORYRESPONSIBILITIESManages,directs and leads the Maintenance Team. Is responsible for the overalldirection, coordination, and evaluation of these individuals. Carries outsupervisory responsibilities in accordance with the organization's policies andapplicable laws.Responsibilitiesinclude interviewing, hiring, and training employees; planning, assigning, anddirecting work; appraising performance; rewarding and disciplining employees;addressing complaints and resolving problems.QUALIFICATIONS Toperform this job successfully, an individual must be able to perform eachessential duty satisfactorily. Reasonable accommodations maybe made to enable individuals with disabilities to perform the essentialfunctions.EDUCATION and/orEXPERIENCEBachelordegree in Construction /Facilities Management or related field; or five to sevenyears related experience in Construction/Facilities Management; or equivalentcombination of education and experience.LANGUAGE SKILLSAbilityto read, analyze, and interpret general business periodicals, professionaljournals, technical procedures, or governmental regulations. Ability to writereports, business correspondence, and procedure manuals. Ability to effectivelypresent information and respond to questions from groups of managers, clients,customers, and the general public.MATHEMATICALSKILLSAbilityto calculate figures and amounts such as discounts, interest, commissions,proportions, percentages, area, circumference, and volume. Ability to applyconcepts of basic algebra and geometry. REASONING ABILITYAbilityto solve practical problems and deal with a variety of concrete variables insituations where only limited standardization exists.
