Position: Director of Maintenance

Department: Maintenance

Status: Full-time

Supervises: Service Managers

Position Summary:

The Director of Maintenance is responsible for overseeing all aspects of property maintenance across multiple sites, ensuring properties are well-maintained, safe, and functional. The role involves strategic planning, leadership, and coordination of maintenance activities to achieve company goals, maintain property value, and enhance the living experience for residents.

Key Qualifications:

Education/Experience:

  • High school degree required; college degree preferred in a related field.
  • Minimum of 7-10 years of experience in property maintenance, with at least 5 years in a supervisory or management role.

Skills:

  • Extensive knowledge of carpentry, electrical, plumbing, HVAC, and appliance repair.
  • Proficient in maintenance management software and MS Office Suite.
  • Strong leadership, organizational, and communication skills.

Certificates & Licenses:

  • Valid driver's license and current auto insurance.
  • Relevant certifications such as HVAC, CPO, EPA Type I and II or Universal preferred.

Expectations:

  • Develop and implement maintenance policies and procedures to ensure efficient operations and compliance with safety regulations.
  • Lead and mentor the maintenance team, providing guidance, training, and performance evaluations.
  • Conduct regular inspections of properties to assess conditions and identify maintenance needs.
  • Oversee and manage budgets for maintenance operations, ensuring cost-effective practices.
  • Ensure timely completion of maintenance requests and preventive maintenance tasks.
  • Coordinate with vendors and contractors for specialized repairs and large-scale projects.
  • Monitor inventory and procure necessary supplies and equipment.
  • Implement and enforce compliance with all company policies and procedures, as well as local, state, and federal regulations.
  • Develop and maintain emergency response plans for maintenance-related incidents.
