Our client is a privately held real estate investment and management company that invests in multifamily properties in the Central U.S. The Company has a 20+ year history and is vertically integrated. The firm has acquired and owned more than 7,000 units during its history and has in-house property management, development, acquisitions, and construction. The firm's property management operation looks to improve the operating performance of its assets, create value, and maximize net operating income to investors.

Position

The Director of Operations will report to the Company's President and CEO and will help lead the firm's property management function. This position will be a key member of the operations team and will be responsible for managing property operations, capital improvements, business plans, and financial success of the Company's multifamily assets. The ideal candidate will be highly motivated, looking for growth, and want to be part of a growing platform.

Responsibilities

  • Provide overall direction and supervision of day-to-day operations for designated portfolio, including but not limited to, preparation of capital and operating budgets, ensuring monthly occupancy and delinquency goals are met, maximizing revenue, monitoring and controlling expenses.
  • Develop and implement strategic plans for the operations of the multifamily portfolio.
  • Align operational strategies with overall business goals and investment objectives.
  • Supervise property management personnel to ensure high standards of property maintenance and tenant satisfaction.
  • Oversee budgeting, financial reporting, and forecasting for the multifamily properties.
  • Ensure properties meet financial performance targets and profitability goals.
  • Ensure compliance with all local, state, and federal regulations related to the properties.
  • Ensure all government, industry, and company required programs are instituted and maintained within the property.
  • Streamline operational processes to improve efficiency and reduce costs along with implementing best practices and operating strategies.
  • Oversee capital improvement projects to enhance the value and functionality of the properties along with maintaining budgets and timelines for these projects to be successful.
  • Perform regular property inspections to ensure property managers are maintaining the asset to the highest standards.
  • Develop, lead, mentor and motivate the property management team to deliver exceptional service and achieve performance targets.
  • Manage all fiscal activities of the property and maintain full P&L responsibility.
  • Manage and ensure service on-site delivery execution teams and outsourced support services exceed all key performance measurements and ownership requirements.
  • Ensure the completion of reporting packages by property managers and review for accuracy.
  • Assist in the recruitment of property staff as needed; provide coaching, guidance, and mentoring to property staff; ensure that all staff receive appropriate training.
  • Review, approve, and monitor the completion of all capital projects being performed at properties.
  • Review and approve annual budgets prepared by the property managers for accuracy and detail including income and expense projections and capital improvements.
  • Foster a positive work environment and promote a professional environment for the staff.
  • Provide regular reports and updates to senior management as requested.
  • Negotiate contracts and manage relationships with vendors and contractors.
  • Promote and implement sustainable practices within the portfolio.
  • Identify and adopt innovative technologies and processes to improve operations.
  • Stay updated on industry trends and best practices.

Qualifications

  • Bachelor's degree in business or related discipline.
  • 5+ years of multi-family property management experience.
  • Strong experience with operating budgets, capital budgets and P&L responsibility.
  • Proven ability to lead and hold teams accountable for achieving results.
  • A proven track record of successful multifamily property management.
  • Demonstrated ability to effectively delegate and to manage.
  • Ability to develop and maintain professional relationships.
  • Strong organizational and planning skills.
  • Flexible and willing to handle last-minute changes and issues as they arise.
  • Excellent verbal and written communication skills.
  • Ability to work independently with strong attention to detail.
  • Demonstrated proficiency in Microsoft Office, Yardi, Procore, Cove and other building management specific software.
