This organization is seeking an accomplished professional to oversee the residential portfolio and lead a talented team of facility managers and leasing staff. Responsibilities
Staffing
- Collaborate with HR on hiring, training, and policy implementation.
- Determine staffing levels and oversee recruitment processes.
- Train and supervise facility managers and leasing staff.
- Conduct annual performance reviews for direct reports and contribute to reviews for site employees.
- Address disciplinary actions and counseling in collaboration with HR.
- Lead management meetings to review policies, set objectives, and resolve issues.
- Ensure professionalism and consistency in staff communications.
Marketing
- Analyze traffic, retention, and occupancy data to assess advertising effectiveness.
- Oversee all advertising, marketing materials, and vendor contracts.
- Conduct market surveys and provide recommendations to leadership.
- Develop plans for rent increases, vacancy reduction, and delinquency management.
- Monitor competition and customer service feedback.
Planning and Budgeting
- Supervise annual operating and capital budget preparation.
- Review financial performance against budgets and approve major expenses.
- Assist the CFO with comprehensive budget development.
Financial Controls
- Review monthly financial statements and accounts receivable reports.
- Oversee utility bill reviews and financial documentation.
Operations
- Oversee daily residential portfolio operations, improving efficiency and profitability.
- Supervise maintenance and property upkeep to enhance curb appeal and customer satisfaction.
- Conduct regular site inspections and address resident concerns.
- Manage capital improvement projects, code compliance, and equipment procurement.
- Develop and monitor seasonal plans, including snow removal.
- Serve as the media, public, and government point of contact as needed.
Legal
- Ensure compliance with housing laws, including Fair Housing and Equal Employment Opportunity laws.
- Oversee legal actions involving properties and personnel.
- Collaborate with attorneys and staff to ensure regulatory compliance.
Planning and Development
- Support new development opportunities and design processes.
- Develop marketing strategies for new developments.
- Assist in construction management as needed.
Requirements
- Bachelor's degree in a related field.
- 8+ years of relevant experience.
- Professional designations (e.g., CPM, CCIM) and involvement in industry organizations are a plus.
- Leadership, organizational, and interpersonal skills.
- Proficiency in Microsoft Office programs.
- Strong budgeting and math skills.
- Knowledge of legal and regulatory requirements in housing.
Salary Range
$115-120k
