Position Overview

This role can be based in any of our US locations: Denver, CO; Phoenix, AZ; Santa Clara, CA; or Ashburn, VA.

Vantage is seeking an experienced and strategic Director of Real Estate Operations to oversee and manage the company's real estate portfolio, including data center properties and lease management. The Director of Real Estate Operations will be responsible for ensuring the efficient operation, maintenance, and optimization of all real estate assets while managing lease agreements and tenant relationships. This role requires a deep understanding of real estate management, property operations, and the ability to lead cross-functional teams to drive operational excellence. The ideal candidate will have a proven track record in managing large-scale real estate portfolios, particularly within the data center or mission-critical environments.

Essential Job FunctionsReal Estate Portfolio Management:
  • Oversee the management and operation of the company's real estate portfolio.
  • Ensure all properties are maintained to the highest standards, optimizing their performance, and ensuring compliance with regulatory and company requirements.
  • Lease Management:
  • Manage all aspects of lease administration, including negotiating lease terms, managing renewals, and ensuring compliance with lease agreements.
  • Maintain accurate records of lease agreements and ensure that critical dates and obligations are tracked and met.
  • Work closely with legal and finance teams to resolve any lease-related issues and manage lease documentation.
  • Operational Efficiency and Optimization:
  • Develop and implement strategies to enhance the operational efficiency of the real estate portfolio, including cost management, energy efficiency, and space utilization.
  • Drive continuous improvement initiatives to optimize the performance of real estate assets and maximize return on investment.
  • Team Leadership and Development:
  • Lead and manage a team of real estate professionals, including property managers, facility managers, and other support staff.
  • Provide mentorship and development opportunities to team members, fostering a culture of excellence and continuous learning.
  • Budgeting and Financial Management:
  • Develop and manage budgets for real estate operations, ensuring effective cost control and financial performance.
  • Oversee financial reporting, including operating expenses, capital expenditures, and ROI analysis, and present findings to senior management.
  • Compliance and Risk Management:
  • Ensure all real estate operations comply with applicable laws, regulations, and company policies, including safety, environmental, and security standards.
  • Identify and mitigate risks associated with real estate operations, including property maintenance, tenant management, and regulatory compliance.
  • Strategic Planning and Expansion:
  • Contribute to the development and execution of the company's real estate strategy, including site selection, acquisitions, and dispositions.
  • Collaborate with internal stakeholders, including finance, legal, and construction teams, to support the company's growth objectives.
  • Additional Duties:
  • Handle additional duties as assigned by Management.
  • Job RequirementsEducation:
  • Bachelor's degree in Real Estate, Business Administration, Property Management, or a related field is required.
  • Advanced degree or relevant certifications (e.g., CPM, RPA, CCIM) are highly preferred.
  • Experience:
  • Minimum of 10 years of experience in real estate operations or property management, with at least 5 years in a leadership role.
  • Proven experience in managing large-scale real estate portfolios, particularly in data centers, commercial properties, or mission-critical environments.
  • Extensive experience in lease management, including negotiating and managing complex lease agreements.
  • Skills:
  • Strong understanding of real estate operations, property management, and lease administration principles.
  • Excellent financial management skills, including budgeting, forecasting, and ROI analysis.
  • Strong leadership and team management skills, with the ability to mentor and develop a high-performing team.
  • Excellent communication, negotiation, and interpersonal skills.
  • Strategic thinker with the ability to translate business objectives into actionable real estate strategies.
  • Detail-oriented with strong organizational and problem-solving skills.
  • Ability to manage multiple priorities and work effectively under pressure.
  • High level of integrity, professionalism, and ethical judgment.
  • Travel required is expected to be up to 5% but may increase over time as the business evolves.

    Additional Details
  • Salary Range: $150,000-170,000 Base + Bonus (this range is based on Colorado market data and may vary in other locations).
  • This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long-term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.
  • Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
