SUMMARY Welltower is seeking an ESG Manager to lead strategic initiatives that enhance the company's global sustainability leadership, with a focus on senior housing and medical office assets. This role is critical in advancing Welltower's commitment to environmental stewardship, social responsibility, and governance (ESG). The ideal candidate will possess expertise in sustainability practices, ESG reporting, and program development, and will be responsible for identifying ESG deficiencies, managing sustainability reporting, and implementing improvement strategies. Strong leadership and communication skills are essential, as well as the ability to mentor a team and collaborate with stakeholders. KEY RESPONSIBILITIES
- Team Leadership: Manage, mentor, and develop a team of ESG professionals, fostering a collaborative and high-performance culture. Provide guidance and support to team members to ensure successful execution of ESG and sustainability initiatives.
- Strategic Sustainability Leadership: Lead Welltower's strategic sustainability initiatives, working to establish the company as a recognized global leader in sustainability. Develop and implement strategies to enhance Welltower's sustainability practices, with a focus on senior housing and medical office assets.
- Sustainability Reporting: Oversee the completion of annual sustainability reporting, including GRESB, CDP, DJSI surveys, and the annual Welltower ESG Report. Respond to investor and third-party sustainability surveys such as FTSE4Good, MSCI, and Sustainalytics.
- ESG Data Management: Oversee the extraction, collection, organization, curation, and analysis of ESG data across Welltower's portfolio to meet global ESG reporting and communication requirements. Ensure compliance with municipal energy benchmarking and reporting regulations.
- Program Development and Compliance: Identify and implement programs to increase sustainable practices across Welltower's portfolio. Ensure compliance with relevant regulations and certifications, including maintaining EPA ENERGY STAR Portfolio Manager data and applying for green building certifications.
- Stakeholder Engagement: Engage with operating partners, investors, and ESG rating agencies to implement best practices and optimize ESG ratings and outcomes. Work with internal and external stakeholders to develop new sustainability programs and policies, such as environmentally preferable procurement and waste diversion.
- Communication and Reporting: Develop and manage effective communication strategies, disclosures, and presentations for senior leadership and board committees on sustainability and ESG performance. Track and monitor marketplace, industry, and sector-specific trends related to ESG issues.
- Insight and Thought Leadership: Provide insights and updates to business units on relevant market trends, opportunities, and best practices. Identify opportunities and implement processes to integrate ESG into the investment management process.
- Sustainability Engagement: Develop and implement sustainability-related employee engagement events to foster a culture of environmental stewardship within the organization.
- Recognition and Certification: Identify eligible properties and apply for relevant green building certifications and ESG recognition. Prepare and submit applications for certifications such as IREM Certified Sustainable Property and ENERGY STAR building certifications.
- Continuous Improvement: Drive continuous improvement in ESG systems, processes, and practices, ensuring data and analytical rigor, accuracy, and completeness.

The range for this role in this market is $110,000 - $170,000 plus bonus. Salary determinations are made based on numerous factors, such as, but not limited to, the relevant market and the skill, experience, and education of the selected candidate. MINIMUM REQUIREMENTS
- Bachelor's degree required; Master's degree preferred in a relevant field such as ESG, Real Estate, Economics, Finance, Data Analytics, or Information Systems.
- 5+ years of experience in ESG and sustainability, with a strong background in sustainability practices within real estate, particularly in senior housing and medical office assets.
- Demonstrated ability to lead and manage cross-functional teams and complex projects, including managing and mentoring a team.
- High attention to detail with exceptional organizational, analytical, and communication skills.
- Proven project management and time management skills, with the ability to drive ambitious plans into actionable business outcomes.
- Strong critical thinking skills, with the ability to perform both quantitative and qualitative analysis to support strategic decisions.
- Proficient in written and verbal communication, including the ability to craft PowerPoint presentations and reports, and communicate effectively with senior leadership, operating partners, vendors, and other internal teams.
- Advanced proficiency in Microsoft Office (Excel, Word, PowerPoint).
- Background in ESG and sustainability is essential, including experience with tools such as ENERGY STAR Portfolio Manager and reporting frameworks such as GRI, SASB, TCFD, CDP, DJSI, GRESB, ISS, MSCI, and Sustainalytics.
- Strong work ethic, positive attitude, and a demonstrated ability to inspire and build trust among teams and stakeholders.
