CORE FUNCTIONS: COLLABORATION PROCUREMENT COMMUNICATION SUPPORT FUNCTIONS COLLABORATION: Work closely with VP of Pre-Construction to develop strategies for growth and profitability. ARCHITECTS - Develop relationships with various architects in the local market. This includes but is not limited to frequent conversation, office visits, and in person opportunities to build relationships and develop clear channels of communication. We want to be a partner in a great project experience, not in opposition. DIRECTOR OF FIELD OPS - This role is responsible for frequent communication with the FCI Director of Field Operations. This individual must have a clear understanding of our labor force, their abilities, and accurate production rates. We want to maintain competitive estimates that give our field staff the best chance at success. PROJECT MANAGEMENT - This role is responsible for frequent communication with the Project Management staff. It is essential to have productive feedback during and after projects to determine what subcontractors align with the FCI experience, what clients expectations are, and where our project pricing was successful or needs review. PROCUREMENT: This role is responsible for producing competitive estimates in both the public and private sector that set our Project Management and field staff up for success. ESTIMATION - This role is responsible for public and private project estimation. This includes but is not limited to assisting with budgeting during pre-construction, general estimating, and all management of estimating software. This role is able to estimate any level of project FCI chooses to go after. This individual will oversee other estimators/junior estimators on staff and ensure all estimates are accurate and align with the FCI experience. This role is also in charge of keeping all estimation information up-to-date in regards to insurance information, wages, benefits, etc. They will be responsible for maintaining and updating the estimation software as required. MARKET AWARENESS - This role is responsible for having an acute understanding of market conditions as they relate to material pricing, labor availability, and bid atmosphere. This role must understand the market to give FCI the best chance of success on bid day. PUBLIC PROJECTS - This role is responsible for tracking any public project opportunities through various methods. Constant communication with architects, frequent review of multiple public work sites, and maintaining awareness of what contractors are involved in projects FCI is going after. On projects we were not awarded or chose not to bid, we must be aware of awarded contractors to maintain our market awareness. COMMUNICATION: This role must communicate with the VP of Preconstruction, project management staff, subs and vendors, and the internal procurement team. This individual must be a leader within the procurement team as their success drives the workload for FCI. SUBCONTRACTOR ENGAGEMENT - This role is responsible for building and maintaining relationships with various subcontractors that are vital to the FCI team. This individual is responsible for building a team of subcontractors for every project that sets our project management staff up for success. It is essential that this individual maintains these relationships and ensures communication is consistent to build trust in our subcontractor team. VENDOR ENGAGEMENT - Similar to our subcontractor relationships, this individual is responsible for building and maintaining vendor relations as they pertain to our self-performed work. We want the best available pricing in the market and communication with our vendors assures we stay in good standing as a preferred contractor. This individual will reach out to vendors outside our self-performed work as well to ensure our trade partners are receiving the best possible pricing on our projects as well. INTERNAL TEAM - As the Senior Estimator, this individual provides guidance and leadership to the procurement team through their competence and market awareness. They must provide confidence in the team through bid success and relational skills. Through communication, this individual will have a full understanding of target projects for FCI, the ability of our labor force, and a comprehensive understanding of the FCI workload and backlog requirements to effectively attack potential projects.
