Overview:

This incumbent will provide day-to-day operations in the facility management team and direct management of building property. S/he will take ownership of property operations, coordinating solutions to specific requests, as well as provide guidance in implementation of related projects.

Responsibilities:

Include but are not limited to:

Facility management and project implementation

  • Develop and maintain ethical, professional, and courteous relations with contractors and tenants
  • Assist with the management and development of all property personnel
  • Handle the administration and vendor management of all activities related to the physical operation of the property
  • Manage fiscal activities of the property including, but not limited to: on-site accounting, operations analysis, budget preparation and management, business and financial planning
  • Direct all emergency procedures including but not limited to:
    • Establish and implement emergency plans and practice drills
    • Monitor and oversee emergency equipment with onsite staff (engineering, handymen)
    • Oversee fire/life safety director while assisting emergency authorities and response teams
  • Comply with all company, regional and international policies
  • Manage the relationships with key internal and external vendor partners (Engineers, Vendors, Contractors etc...)
  • Review and issue all proposals before sending to BOCNY management for obtaining purchase orders
  • Conduct market research and compare costs and benefits when evaluating new vendors to present to management team
  • Assist with billing, invoicing, and other building property charges in compliance with facility and property service agreements
  • Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions
  • Analyze and interpret various types of data in order to draw conclusions and solve problems
  • Interact with employees, clients, vendors and contractors with poise and diplomac

Compliance and risk management

  • Capable to conduct ongoing monitoring in industry standards for facility operation and maintenance. Ensure compliance and mitigate potential risks while keeping the systems running efficiently
  • Possess strong communication skills to deal with internal and external auditors, internal risk management teams, branches and business departments, IT department, third party vendors and etc.
  • Possess strong awareness of risk management. Develop, assess and perform control testing of the systems
  • Ability to identify gaps and deficiencies in the existing system design and apply adjustment according to changes in the regulatory environment. Regularly optimizing the system with third-party vendors to improve the operational efficiency of the systems and resilience to potential risks
  • Understand and comply with bank policies, procedures and regulatory requirements
Qualifications:
  • Bachelors degree required, majors in Mechanical, Construction Management or Computer Science preferred
  • Minimum 5 years of leasing, construction, engineering and all facets of property operations and facilities management experience; experience with critical system environments, and property facility management in commercial high-rise, campus environment
  • Minimum 3 years of P&L responsibility and budgetary experience
  • Demonstrate knowledge of general accounting and finance; experience in account payables, receivables, budgets, and expenditure control is a plus
  • Demonstrate excellent communication skills, as well as interpersonal and analytical skills
  • Bilingual ability in Mandarin preferred
Pay Range

Actual salary is commensurate with candidates relevant years of experience, skillset, education and other qualifications.

:USD $65,000.00 - USD $150,000.00 /Yr.
