SCOPE OF WORK: Performs routine and general maintenance work in the repair of structures, equipment, and fixtures in mechanical, assists with renovation and construction work and facilities projects. This position reports to the Facilities Maintenance Supervisor at Lake Region Community College. Interested parties should apply through our employment website: ACCOUNTABILITIES: Assists in the monitoring, troubleshooting, and repairing of the physical plant's systems including, but not limited to heating, ventilation, air conditioning, electrical, plumbing and security systems. Assists the Facilities Maintenance Supervisor in monitoring all contractors in all phases of construction and repair work. Oversees contractors in the absence of the maintenance supervisor. Operates, maintains, and repairs all equipment and vehicles to include snowplow, forklift, bucket loader, tractor, mowers, and all the mechanical attachments thereto. Performs ground maintenance duties including landscaping, snow removal and the operation and repair of equipment related to this work. Oversees the work of facilities staff and student workers, as assigned. Supervises maintenance staff in the absence of the maintenance supervisor. Performs interior and exterior structural repairs and maintenance including but not limited to roofs, walls ceilings and windows. Performs various building maintenance involving carpentry, masonry, electricity, painting, plumbing or HVAC work. Assists in the coordination of repairs/janitorial tasks on campus and at the apartments with maintenance staff as well as contractors. Serves as back up in monitoring the alarm systems and responding to alarm calls, as needed. Performs duties of facilities staff during college wide events and functions as needed. Perform duties as assigned in a safe manner in compliance with system, college, state and federal rules and regulations. Completes all assigned trainings. Serves on College or System committees and teams. Complies with all System, College, State, and Federal rules and regulations. Performs other duties as assigned. MINIMUM QUALIFICATIONS: High school diploma or equivalent credential. Experience: One year of experience in general building maintenance and repair work. Each additional year of approved work experience may be substituted for one year of education. SPECIAL REQUIREMENTS: Must be willing to work a flexible work schedule and/or to change hours during any special or emergency event, to support college activities that exceed normal operating hours, and to adjust work schedule to meet college requirements. This position is designated as Essential Personnel and is subject to all its provisions. License/Certification: Valid driver's license is required to operate a vehicle to perform job accountabilities. Recommended Work Traits: Knowledge of general building maintenance. Knowledge of occupational hazards and safety precautions. Knowledge of the methods and tools used in maintenance and repair work. Skill in the use of tools and equipment used in the work. Ability to direct the work of subordinate maintenance staff. Ability to understand and carry out instructions. Ability to establish and maintain effective working relationships. Must be willing to maintain an appearance appropriate to assigned duties and responsibilities as determined by the college. Ability to perform physical demands required for this position.
