- Allocate resources to ensure same day response to facility and utility failures that adversely impact the mission or create the potential loss of life damage to property.
- Maintain a viable work-scheduling program that ensures a timely response and quality service following established priorities of maintenance based on the mission of the University.
- Consult and interact with customers, internal departments and external consultants regarding facilities modification/repair/maintenance options, strategies and cost estimates and resolve problems and conflicts.
- Maintain an inventory of University utilities, other infrastructure, buildings and the major systems within these buildings.
- Oversee and manage any changes in services and/or changes in the use of buildings resulting in an increase or decrease in costs to the University.
- Manage both in-house and outsourced resources to maintain the attractiveness, functionality and safety of the campus grounds.
- Administer the tree care, landscape maintenance and fertilization programs performed by outside contractors.
- Maintain outdoor sports facilities including natural and artificial turf athletic fields.
- Direct snow remover operations and provide assessment of campus conditions.
- Ensure quality control in cleaning all residential halls, classrooms and buildings on and off campus.
- Maintain a responsive customer service section fully trained to operate a work order system by effectively serving both internal and external customers.
- Manage waste and recycling removal operations.
- Maintain and administer the campus signage standards program
- Oversee the procurement of all residence halls, classroom area furniture
Qualifications (Education, Experience and Specialized Training)
- BS degree in Building Science, Engineering, Construction Management or related field.
- Minimum of 10 to 15 years of experience managing construction projects
- BA/BS degree in applied engineering or related fields preferred, and/or who has undertaken specialized training in management of facilities.
- Ten years of experience in facilities management or comparable field with at least seven years as the director or lead person.
Physical DemandsSkills and Attributes
- Possess strong human relations/customer service skills and demonstrated ability to establish and maintain effective working relationships with diverse constituencies.
- Knowledge and experience with office administration, budgeting, financial control, and general business operations; personnel and performance management; continuous quality improvement or process management methods.
- Skilled in the use of electronic information systems and their use in the automation of such functions as service request/work processing, asset management, facilities assessment, inventoty/ordering and work scheduling.
- Possess working knowledge of appropriate plumbing, electrical, fire and safety code, OSHA regulations and standards general building codes, environmental agency requirements, and life safety standards.
- Strong ability to communicate effectively, both orally and in writing
- Familiar with all major aspects of university facilities and their management with a strong background in the maintenance of building systems, demonstrated by a combination of both experience and education.
- Experience with multiple direct report supervisors leading staffs of skilled tradesman and semi-skilled workers.
- Supervision of external contractors providing services of at least $500,000/year.
- Demonstrate success in maintaining high levels of user/occupant satisfaction in the provision of facilities or an analogous support service.
- Facilities management experience at a university highly desired.
