Description The City of Battle Creek is looking for an experience individual to oversee daily maintenance and repair work within the City's facilities, buildings and grounds ensuring that all equipment and infrastructure are in good working condition. Supervision is exercised over various skilled and unskilled laborers/contractors. Related work as apparent or assigned. Work performed under the limited supervision of the Chief Facilities Officer. Individual selected to move forward in the hiring process will be required to complete testing in Business Etiquette, Computer Literacy Basic, Email Etiquette and Excel Normal. Testing is held in-person at City Hall. Examples of Duties
- Provides daily direction setting to staff in the installation, inspection, repair and maintenance of buildings and grounds and building systems; including electrical, plumbing, HVAC, elevators, garage doors, etc.
- Coordinates and assigns work; tracks work orders to ensure work follows established safety regulations, service and quality standards for completion. Schedules and supervises preventative maintenance, painting or carpentry projects.
- Coordinates, as needed, work to be completed by third-party contractors and other skilled trades; ensuring performance of service providers meet the City's quality standards and cost-effectiveness.
- Oversees the training of employees in equipment and work operations; interpreting specifications, blueprints and job orders.
- Enforces City policies, City and State safety regulations, and health and environmental regulations for workers; ensures that all facilities comply with local, state and federal health, safety and environmental regulations.Conducts regular inspections and takes corrective actions as necessary.
- Analyzes and resolves work problems and/or assists employees in solving work problems and grievances. Confers with other supervisors to coordinate activities of individual departments.
- Makes personnel recommendations for action such as promotions, transfers, discharges and disciplinary measures; issues authorized discipline to employees to correct their behavior; evaluates employee work performance and completes annual performance review.
- Manages inventory of equipment, supplies and spare parts; monitors departmental expenses.
- Recommends methods to improve equipment performance, working conditions and use of equipment in order to increase efficiency of operations.
- Prepares and maintains correspondence, maintains records of maintenance activities, vendor performance, budgets and inspections. Reports regularly to the Facilities Manager on operational status and any issues that arise.
- Regular use of computer technology, email and Microsoft Office Suite.
Typical Qualifications
- High school diploma or GED equivalent with additional training/certification in building systems.
- Preferred: Associate's or Bachelor's degree in Facilities Management, Business Administration or related field; or military equivalent.
- 3+ years' experience in facilities management or related field with at least 1 year in a supervisory role.
Special Requirements:
- Must have demonstrable knowledge of building systems (HVAC, plumbing, electrical, etc.) in conjunction with strong problem-solving and troubleshooting skills.
- Valid driver's license in the State of Michigan.
