Pay: $20.28 min to $24.33 mid per hour

Under general supervision, provides general maintenance support for City facilities. Assists with ensuring that scheduled maintenance is completed and coordinates projects with the Facilities Manager. Assists in performing highly technical and diverse maintenance duties in the following fields; heating, ventilation and air conditioning (HVAC) refrigeration, electrical, appliances, plumbing, door/gate security systems and building trades. PRIMARY DUTIES AND RESPONSIBILITIES:

  • Provides technical guidance for supplies, parts and equipment and services requested of contractors; assists in resolving facility problems and concerns.
  • Operates various hand and small power tools and equipment in support of a variety of maintenance and repair operations.
  • Responds to all Building Operations complaints; initiates and provides corrective action as necessary; completes maintenance activities in a timely and cost-effective manner, according to industry standards, relevant manufacturer's specifications and in a safe manner.
  • Inspects city facilities to plan preventive maintenance program(s), tracks preventive and new maintenance activities, and ensure compliance with building codes, OSHA and other safety standards.
  • Performs minor maintenance repairs on HVAC, electrical, plumbing and carpentry and painting.
  • Maintains and repairs existing systems, replacing components as necessary.
  • Installs, configures and maintains internal and/or peripheral devices; installing new equipment, and conducting inspections.
  • Performs preventative maintenance and repair of city buildings and/or stationary equipment, other duties may include exterior grounds clean up, roof gutters, drains, storm drains, parking lots, and sidewalks, trash collection, moving boxes, furniture and the set set-up of tables and chairs for meetings.
  • Maintains work log of service requests, equipment malfunctions, system errors and failures; reports technical problems which need to be addressed by improved procedures and systems.
  • May serve as a liaison between contractors/vendors and assigned contract monitors.
  • Helps to maintain a building infrastructure to support present and future operational needs.
  • Cross-trains in all Department functions.
  • Work may require unusual hours, and the ability to be on-call after business hours.
  • Responds outside of normally scheduled work hours in response to special events, natural disasters, emergencies, or critical incidents as determined by the City.
  • Maintains the integrity, professionalism, values, and goals of the City by assuring that all rules and regulations are followed, and that accountability and public trust are preserved.
  • Cooperates with co-workers professionally to accomplish work efficiently and effectively.
  • Has regular, predictable attendance; attendance is a factor in continued employment with the city.
  • Performs other duties as assigned or required.

Education and Experience:

  • High School Diploma or GED;
  • And two (2) years of relevant experience in and/or training that includes electrical, plumbing, carpentry, building maintenance, or a closely related field;
  • OR any combination of education, training, and experience which provides the required knowledge, skills, and abilities to perform the duties and responsibilities of the job;
Required Licenses or Certifications:
  • Must possess a valid Texas Driver's License.
  • Must obtain and maintain Texas Electricians Apprentice license within six (6) months of hire.
  • EPA Universal License preferred.
  • TDLR Registered HVAC, TDLR Certified HVAC or Class A or B HVAC Contractor's license preferred.
Required Knowledge of:
  • City organization, operations, policies, and procedures.
  • Facilities Maintenance methods, policies, and procedures.
  • Local, regional, and state industry standards, specifications, and practices for building construction projects.
  • Methods and techniques for collecting, analyzing and testing construction materials and have the ability interpret reports generated from such testing.
  • Customer service standards and protocols.
Required Skill in:
  • Assessing customer support needs and implementing effective solutions.
  • Establishing and maintaining cooperative working relationships with co-workers
  • Operating a personal computer utilizing a variety of business software.
  • Effective communication, both verbal and written.
Abilities:
  • Ability to communicate effectively both verbally and in writing.
  • Ability to form and maintain effective relationships with coworkers and customers.
  • Ability to maintain regular and punctual attendance.
  • Must pass a drug test, driver's license check, criminal history background check and social security number verification check.
Physical Demands/ Work Environment:
  • Work is performed in a standard office environment, utilizing computers and peripheral equipment; may occasionally be required to lift up to 50 lbs.; requires vision capacity to perform fine calibrations and differentiate between colored wires.
