Job Description :

Provides general maintenance on facility systems and associated equipment. Performs preventative

maintenance, repairs, installations and modifications on the facility's building, equipment, and fleet vehicles. Assures compliance to all Safety regulations, codes and industry standards. Underminimal supervision performs tasks that reflect a substantial variety of complexity and specialized technical duties when assigned. Relies on experience and judgment to plan and accomplish goals. Interacts as a team member with fellow employees and all clients in a professional and

friendly manner at all times. Assists the manager and lead in carrying out responsibilities for performing maintenance and repair of the organization's facilities, equipment and vehicles.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

1. Troubleshoots HVAC systems, freezer and refrigerator units to guide vendors with the repairs.

2. Troubleshoots and performs repair work on building electrical, plumbing, roofing, and

lighting. .

3. Troubleshoots and performs repair work on various pieces of equipment including,

but not limited to the following: mobile equipment, temperature controls, and generators.

4. Performs basic carpentry work.

5. Performs office and facility rearrangements as required.

6. Performs the construction and implementation of new property developments.

7. Performs duties that assure all interior, exterior, and grounds areas are

maintained in a clean and aesthetically pleasing condition.

8. Troubleshoots vehicle problems, performs interior vehicle repairs, and assures that

all vehicles are maintained and in good operating condition.

9. Performs recordkeeping and other activities related to cGMP compliance requirements for

refrigeration units and assists the operation's department with compliance where necessary.

10. Uses computer to work on multiple applications; including, SAP, Word, Excel, Outlook.

11. Reviews service requests for repairs and maintenance, determines nature of problem,

and recommends appropriate solution.

12. Provides unparalleled customer and employee responsiveness.

13. Reviews Track-It system to manage work orders.

14. Assists the Incident Commander and Safety Officer during emergencies.

15. Performs other duties as assigned.

Must deal with internal and external customers/team members in a courteous, professional, and timely manner. Takes responsibility for problems and maintains a helpful and friendly attitude, and is responsive to customer needs. Represents the organization to vendors and the public in a positive and professional light.

COMPLEXITY:

Work mostly includes various duties involving different and unrelated processes and methods. Decisions on what needs to be done frequently require analysis of the subject in each assignment, and chosen course of action may be selected from several alternatives. Work involves conditions and elements that must be analyzed to identify interrelationships. Work may often include varied duties requiring many different and unrelated processes and methods such as those relating to

aspects of administrative or professional fields. Decisions by the employee as to what needs to be done include assessment of unusual circumstances, variations in approach, and incomplete or conflicting data.

NATURE AND EXTENT OF SUPERVISION PROVIDED TO THE POSITION:

Overall, objectives and resource allocations are determined by the supervisor, providing broad administrative direction, with assignments given in terms of broadly defined missions or functions. Employee plans, designs and carries out programs, projects, studies, or other work independently. Results are considered technically sound by virtue of the employee's expertise, and are generally accepted with review only for conformity to objectives, contribution to program goals, or advancement of technological understanding.

Qualifications

To perform this job successfully, each essential duty (as identified above) must be performed satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

GENERAL KNOWLEDGE, SKILLS, & ABILITIES:

1. Knowledge and basic troubleshooting skills relating to HVAC systems.

2. Knowledge of operation of facility's equipment and machinery including refrigerators and freezers.

3. Knowledge and ability to perform repair work on building equipment and systems .

4. Knowledge and ability to perform repair work on electrical wiring systems.

5. Knowledge and ability to perform repair work on industrial plumbing.

6. Knowledge of plastics and an understanding of working with plastics.

7. Knowledge and ability to perform carpentry and painting.

8. Knowledge and skills to perform outside facility maintenance.

9. Knowledge and skills to perform basic work on company vehicles.

10. Ability to maintain a strict PM schedule.

11. Ability to operate various types of electrical testing equipment, diagnostic tools and shop power tools properly and safely.

12. Construction and design skills on build outs and internal redesign of buses.

13. Diagnostic and problem solving skills.

14. Recordkeeping and documentation skills.

15. Excellent interpersonal skills.

EDUCATION:

High School Diploma or GED.

EXPERIENCE:

Five to eight years experience with a broad range of knowledge relating to facility maintenance responsibilities and issues including plumbing, electrical, general carpentry, woodworking, freezers, automotive, and other mechanical equipment skills.

CERTIFICATES, LICENSES, ETC.

Valid California Driver's license.

PHYSICAL DEMANDS:

Refer to ADA checklist attached for physical demands.

WORK ENVIRONMENT:

Typical non-standard conditions with moderate risk, driving, and maintenance work mechanical/electrical/HVAC tools/equipment.
