Maintenance Worker I: Entry level position.

Maintenance Worker II: Performs semi-skilled to skilled tasks.

Maintenance Worker III: Crew lead, Performs semi-skilled to skilled tasks

Modified Monday through Friday schedule, possible weekends when necessary

JOB SUMMARY

Performs a variety of routine and preventative building maintenance and repair duties for all facilities including but not limited to; painting, minor repairs to heating, ventilation and air conditioning systems, electrical, lighting, plumbing, pool, boilers and pumps, weight room equipment, snow removal, and other facility systems.

Purchases products and supplies utilized for maintenance and repair of fixtures, furnishings, and equipment; maintains custodial supplies and equipment.

Assists in the City's Sustainability projects and performs necessary adjustments to equipment as required.

Continually inspects facilities to ensure proactive/preventative maintenance; documents findings. Keeps supervisor informed of any concerns, needs, or improvement suggestions.

Performs room set-up and teardowns at various locations as required.

Completes work orders and maintenance requests. Enters work orders and maintenance records into Proteus Maintenance software program.

Completes custodial shifts as needed.

This position is considered essential personnel in emergency situations.

Other duties as assigned.

QUALIFICATIONS

Must be at least 18 years of age by date of hire. High School Diploma or GED.

* Maintenance Worker I

* Minimum 1 year experience in general facility maintenance and upkeep

* Basic knowledge of MS Office products including Word, Excel, and Outlook

Maintenance Worker II

* Minimum of 3 years of experience in facility maintenance and/or equivalent training

* General knowledge of electrical, plumbing, painting, light construction

* HVAC experience a plus

* Advanced knowledge of MS Office products including Word, Excel, and Outlook

* Experience with Facility maintenance or asset tracking software preferred but not required

Maintenance Worker III

* Minimum of 6 years of experience in facility maintenance, in a municipal government preferred

* Minimum of 2 years supervisory experience and/or equivalent training required

* Advanced knowledge of electrical, plumbing, painting, light construction

* HVAC experience required

* Advanced knowledge of MS Office products including Word, Excel, and Outlook

* Experience with Facility maintenance or asset tracking software required

CERTIFICATES, LICENSES, REGISTRATIONS

Certification/training in HVAC preferred.

Certification/training in swimming pool/spa mechanical maintenance preferred.

Must possess a valid driver's license and a good driving record.

KNOWLEDGE, SKILLS AND ABILITIES

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and information required for data entry into software package. Ability to understand and follow oral and written directions. Ability to navigate computer software programs such as Honeywell Webs, the Proteus Maintenance program by Eagle Technology and Microsoft Office programs including Excel, Word, etc.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

REASONING ABILITY

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

OTHER SKILLS AND ABILITIES

Knowledge of methods, materials, and equipment used in maintenance work; principles and practices of facility maintenance and safe work practices. Knowledge and understanding of electrical (120, 277,240 480V), general plumbing, pumps & motors, HVAC, mechanical systems, and preventative maintenance and repairs. Ability to perform routine and complex building maintenance duties; clean and care for assigned areas and equipment; use a variety of maintenance equipment and materials; and perform minor repair of furnishings, fixtures, and equipment.

Must possess a good work ethic, eagerness to learn, and self initiative to complete tasks independently.

Ability to establish and maintain cooperative working relationships with those contacted in the course of work; work independently; and the ability to give clear and concise instructions to co-workers. Ability to work with others in stressful situations. Ability to interact in an appropriate and diplomatic manner with facility staff members and the general public.

MATERIALS AND EQUIPMENT DIRECTLY USED

Personal man lift, multi-meter, pressure washer, City vehicles, various hand tools, welder, airless paint sprayer, drain augers/cleaners, power tools, and light duty truck snow plow.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee frequently is required to stand, walk, sit, and reach with hands and arms. The employee is occasionally required to shovel, climb or balance; stoop, kneel, crouch or crawl; and taste or smell. The employee must regularly lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, color vision, and depth perception.

While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; and risk of electrical shock.
