Job Description for Facility ManagerPosition Title: Facility ManagerLocation: Pu'uhonua O Nene – Wailuku, MauiReports To: Site managerType 3 driver's license requiredJob Summary: The Facility Manager is responsible for overseeing the maintenance, repair, and operational efficiency of all facility systems and services. This role requires a comprehensive understanding of various technical disciplines including engine mechanics, electrical work, structural work, masonry, and plumbing. The Facility Manager will ensure that all facilities are safe, functional, and compliant with relevant regulations while managing a team of technicians and contractors.Key Responsibilities:Maintenance Management:Develop and implement a preventive maintenance program for all facility systems including HVAC, plumbing, electrical systems, generators, and structural components.Schedule regular inspections and maintenance tasks to ensure optimal performance of engines and machinery.Coordinate repairs and upgrades to existing structures as needed.Technical Oversight:Perform and supervise electrical work ensuring compliance with local codes and safety standards.Oversee plumbing operations including installation, repair, and maintenance of piping systems.Manage masonry projects such as brickwork or concrete repairs to maintain the integrity of buildings.Team Leadership:Lead a team of skilled tradespeople in various disciplines including mechanics, electricians, plumbers, and masons.Provide training and development opportunities to enhance team skills in technical areas.Foster a collaborative environment that encourages communication among team members.Budget Management:Prepare annual budgets for facility operations including maintenance costs for mechanical systems.Monitor expenditures against budgetary constraints and identify cost-saving opportunities without compromising quality or safety.Safety Compliance:Ensure that all facility operations comply with health and safety regulations.Conduct regular safety audits to identify potential hazards related to mechanical equipment or building structures.Implement corrective actions based on audit findings to mitigate risks.Vendor Management:Establish relationships with external contractors for specialized services not covered by in-house staff (e.g., major electrical installations or complex plumbing issues).Negotiate contracts with service providers ensuring quality service delivery at competitive rates.Emergency Response Planning:Develop emergency response plans related to facility management issues such as power outages or plumbing failures.Train staff in emergency procedures related to mechanical failures or hazardous situations.Reporting & Documentation:Maintain accurate records of maintenance activities, repairs performed, inventory levels of supplies/tools required for engine mechanics, electrical work, masonry, and plumbing tasks.Prepare reports on facility conditions for upper management review highlighting areas needing attention or improvement.Sustainability Initiatives:Implement energy-efficient practices within the facility's operations to reduce environmental impact.Explore renewable energy options such as solar panels or energy-efficient lighting solutions.Qualifications:Bachelor's degree in Facilities Management, Engineering (Mechanical/Electrical), Construction Management or related field preferred; equivalent experience may be considered.Minimum 5 years of experience in facilities management or a similar role with hands-on experience in engine mechanics, electrical work, structural work, masonry, and plumbing.Excellent leadership skills with the ability to manage diverse teams effectively.Proficient in using computer software related to facilities management and standard office applications (Word/Excel, etc.).Ability to explain and interpret repair actions and procedures to team leaders and supervisors.Draft and implement new safety practices as needed.Skills Required:Strong problem-solving abilities with a hands-on approach to troubleshooting mechanical, electrical, and plumbing issues.Excellent communication skills both verbal and written; able to convey technical information clearly to non-technical stakeholders.Ability to prioritize tasks effectively under pressure while maintaining attention to detail.Working Conditions:The position may require working outside normal business hours during emergencies or scheduled maintenance activities.Physical demands include lifting heavy objects (up to 50 lbs.), climbing ladders/scaffolding for inspections/repairs.The environmental conditions may vary in climate and temperature.Job Type: Full-timeSchedule:Monday to FridayLicense/Certification:Driver's License (Preferred)Ability to Relocate:Wailuku, HI: Relocate before starting work (Required)Work Location: In person#J-18808-Ljbffr
