Duties & ResponsibilitiesThe purpose of this position is to perform a variety of building maintenance and repair activities including plumbing, electrical, HVAC, mechanical, and carpentry trades work. Work involves responsibility for all building sites and facilities. Work requires independence and initiative and a knowledge of trade practices and skills. The employee is subject to hazards in the work including exposures heat and cold when working outdoors, to vibrations, proximity to moving mechanicals parts, electrical current, working in high places, exposure to chemicals, fumes, odors, dusts, mists, gases, and oils. The worker is also subject work in close quarters such as crawl spaces and small rooms. Work is performed under general supervision and is reviewed for lasting quality, appearance and functionality through conference, inspection, and records.Responds to calls for service regarding facility and equipment maintenance and troubleshoots problems; makes repairsRepairs and replaces outlets, ground fault receptacles, ballast resistors, bulbs, exit lights, transformers; runs wires to and from outlets or breaker panels, in-ground lights and emergency lights; checks and maintains generators; repairs fire and sprinkler system.Repairs and maintains plumbing fixtures, unstops drains, installs valves, and repairs leaks to toilet and kitchen plumbing fixtures; replaces water heaters; fixes leaks.Checks and inspects HVAC systems; performs preventive maintenance as needed; participates in installation and repair of electric and gas heating units; checks boiler fittings for pressure leaks; monitors and operates HVAC software.Performs roof and gutter repairs and cleaning; unclogs roof drains; patches holes; makes sheetrock repairs; replaces locks, door closers, floor tiles; replaces filtersPerforms minor remodeling of rooms such as installing or removing light or plumbing fixtures, repairing walls, repairing roof leaks, hanging or repairing doors, laying carpet, installing coat racks and bulletin boards; repairing furniture; painting interior and/or exterior walls.Checks elevators and fire extinguishersPerforms special assignments such as moving furniture and installing decorations.Maintains records of work activities and supplies usedPerform other duties as assigned. A normal schedule is associated with this position which involves working 40 hours per week within a Monday-Friday timeframe (specific times set by supervisor. Special Requirements, Education & ExperienceKNOWLEDGE, SKILLS, AND ABILITIES / COMPETENCIES: Individual in this position should possess a basic working knowledge of the application of information technology to HVAC system controls and other work tasks and responsibilities; knowledge of HVAC and painting trade skills. Individual should possess the ability to read and interpret blue prints and plans; ability to detect by inspection broken or worn parts. Individual should possess the skill in the use and care of tools.MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS: Requires aHigh School Diploma or GED, supplemented by course work in trade skills and considerable related experience; or an equivalent combination of education and experience.
