THE ROLE: The General Maintenance Worker, reporting to the Director of Facilities but working under the daily direction of the Facilities Supervisor, is responsible for the safe and efficient upkeep of LCSNW properties, both owned and leased primarily in the Portland metro area. This position requires a set of basic, variety of maintenance skills, the willingness and ability to work both independently and under direction, to complete planned maintenance tasks and projects as well as the daily tasks, work orders and building emergencies as they arise. Position will primarily drive and service multiple Portland and Vancouver sites with occasional coverage provided to sites in Yamhill County.

ESSENTIAL JOB FUNCTIONS:

? Perform daily walks of building interiors, parking lots and grounds, taking note of safety, security and maintenance issues that need to be addressed.

? Review assigned maintenance work orders daily.

? Address basic, daily maintenance issues as they arise, prioritizing safety and security.

? Basic upkeep of buildings to include repairing plaster and drywall, painting.

? The repair, adjustment and installation of door hardware, locks and deadbolts.

? The installation of window blinds, changing of light bulbs and lighting ballasts.

? Evaluation, repair and maintenance of plumbing, electrical and HVAC systems in the building.

? Performance of outside maintenance such as trash removal, lawn mowing, edging, pruning trees and bushes.

? Snow or ice removal as required.

? Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow

? Response to occasional after-hours emergency maintenance requests as required

? Communication with Facilities Supervisor and other key staff about work that requires outside expert assistance.

? Maintaining records of reactive, scheduled and preventative maintenance performed.

? Maintaining agency safety procedures at all times.

? Modeling and encouraging direct, professional communication among staff members.

? Possessing an awareness and sensitivity in the delivery of services as it relates to the cultural and socioeconomic characteristics of the populations served.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. ? Must have good verbal and written communication skills in English.

? Must have good time management skills and the ability to responsibly and successfully finish building and grounds projects with minimal supervision.

? Must be able to drive to complete errands and service offices with personal transportation or company vehicles.

? Have a respectful, open, unbiased, and accepting attitude toward clients and their families.

? Must be able to work in a multicultural setting.

? Requires strict adherence of HIPAA standards in the office workspace to ensure client confidentiality.

EDUCATION and/or EXPERIENCE: Minimum of one - three years of experience in building and mechanical equipment maintenance and repair; Equivalent combination of relevant education and experience possible. Position requires a current, valid driver license; good driving record.

CERTIFICATES, LICENSES, REGISTRATIONS: Must have current, valid driver's license.
