DescriptionEssential Job Functions
- Perform tasks necessary to determine compliance with Housing Quality Standards (HQS), protocols established by HUD, and the standards established by the Housing Authority.
- Assure compliance with HUD regulations, the Authority's policies and procedures and State and Local laws for the assisted housing programs.
- Maintain an understanding of rules regarding when, what, and why inspections are scheduled
- Initial, Annual, Special, Quality Control
- Conduct inspections to determine compliance with applicable established standards for new admissions, annuals, and special purposes for the rental assistance programs.
- Schedule appointments with program participants to conduct inspections for all rental assistance programs.
- Prepare and mail inspection letters to tenants and landlords.
- Monitor HQS Tracker to ensure no late inspections.
- Check and make notes for reasonable accommodations.
- Update records as required.
- Advise program participating owners of deficiencies in inspection standards requiring correction and set deadline for such correction according to agency policy.
- Advise participants of housekeeping deficiencies requiring correction and sets deadline for such correction according to agency policy.
- Monitor quality control inspections and keep records for SEMAP
- Perform tasks necessary to maintain compliance with Rent Comparability standards.
- Conduct rent comparability and market surveys on an on-going basis to maintain market information manual for the rental assistance programs administered by the Authority.
- Certify rent comparability on all new lease and annual rent increase requests for the rental assistance programs in accordance with established policies.
- Collaboration
- Attend regular meetings to discuss new approaches to better serve our clients and review new and current policies and procedures.
- Establish and maintain good rapport with public, family clientele and landlords; promulgate and maintain Authority policies, rules, and regulations.
- Coordinate activities and exchange information with other departments, including Administration, Accounting, Asset Management, and Development.
- Teamwork
- Attend training sessions that pertain to Housing as required to meet the ever-changing needs of the job requirements.
- Work closely and professionally with other public agencies and organizations that may be available for the betterment of our communities.
- Document participant/tenant files or applications as required.
- Maintain up-to-date desk manual.
- Preform other duties and tasks as assigned.
RequirementsMinimum Qualifications:
- Education: High school diploma or GED
- Experience: 2+ years' experience in the affordable housing industry
- Must have experience and be able to use the following modern office business equipment: Telephone; personal computer; computer printer; FAX machine; copier; and other equipment as technology evolves and needs arise
- Experience with Microsoft Word and Excel. Previous experience with property management software Yardi preferred
- Obtain NSPIRE Inspector ACE certificate within 3 months of hire date
- Possess a valid Washington State Driver License
- Possess valid vehicle insurance
Preferred Qualifications:
- Two years related experience in construction, building and/or inspection field
- Current NSPIRE HQS Inspector ACE certification
