The following duties are typical for this classification. All duties may not be performed and/or additional duties may be added to address business needs.
Essential Functions
· Apply knowledge and experience in the day-to-day operations and maintenance of all related physical plant equipment.
· Learn the plant systems and operating procedures for the physical plant to include: plant equipment and related machinery electricity, pneumatic systems, and basic mechanical systems. Also includes; air compressors, chillers, boilers, AHU's, oil water separators, propane station, paint booths, and frequency drives.
· Make designated operators' rounds, document equipment-operating conditions and identify and report non-standard conditions.
· Perform advanced preventative maintenance functions on all equipment and make a positive impact in completing root cause analysis on troubled equipment, correctly troubleshoot problems and make appropriate repairs.
· Show proficiency with the procedures/processes required to effectively test and analyze systems that utilize water treatment chemicals.
Minimum Requirements
· High School graduate, GED, or equivalent experience
· 2+ years of relevant maintenance experience preferred.
· Knowledge of standard practices of the HVAC trade.
· Knowledge of applicable building codes, ordinances and regulations.
· Knowledge of health and safety regulations
· Knowledge of basic record keeping techniques.
Computer Skills
· Basic skills with Microsoft Office applications (Word, Excel, Outlook)
· Basic skills in CMMS software preferred
Communication Skills
· Strong verbal and written communication skills and strong interpersonal skills are required.
Physical Requirements
While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl; talk or hear and taste or smell.
The employee must frequently lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust and focus
