Primary Responsibilities

  • Participate with the Executive Director/ [Project Principal] – Industrial, Senior Director – Industrial Development, and the Managing Director - Industrial, and Managing Director – Production on the site plan, budget model, and schedule for potential developments.
  • Perform concise, organized, and thorough site investigation visits documenting pre-construction conditions.
  • Directly communicate and coordinate with public officials, public utility representatives, as well as other governing agencies.
  • Thoroughly review and understand local current zoning ordinance to confirm project compliance.
  • Thoroughly review and understand local current entitlement process and generate overall development schedules.
  • Review site plan to confirm that it conforms to the requirements of tenant, InSite, and zoning laws, and identify any variances that need to be obtained.
  • Identify any potential issues that may incur additional project costs (e.g. architectural upgrades, off-site roadway improvements, grading, retaining wall, storm water quality or quantity control, wetlands, floodplains, easements, access, utilities, entitlements, etc.).
  • Maintain critical dates, schedule, and document management to track against the due diligence/inspection period in the PSA and Tenant Lease dates.
  • Assist Legal and Project Principal with any private agreements and or easements that need to be put into place in accordance with the development schedule.
  • Manage the procurement of all required ALTA survey, zoning, utility letters, due diligence reports, consultant contracts, reports, and letters of credit.
  • Procure zoning, third-party, signage and subdivision approvals in accordance with the overall development schedule.
  • Procure permits including site, building, demolition, access, etc., and ensure a smooth transition to the construction team.
  • Contract and manage for the execution of survey, environmental, geo-technical analysis, property condition assessment report (PCA), and roof assessment reports (RAR), traffic consultants, wetland consultants, etc.
  • Contract and manage architectural and civil engineering services, and all other consultants as necessary (floodplain, traffic, retaining wall, etc.), and ensure that all drawings comply with local code and tenant requirements per the lease.
  • Track consultant's costs against the budgeted amount.
  • Prepare and lead presentations at zoning board of appeals, plan commission and board of supervisors, etc. meetings.
  • Travel Required.

Qualifications

  • Bachelor's degree in engineering, construction management, or equivalent experience required.
  • 5 to 10 years of relevant experience required.
  • Strong knowledge of site development (i.e. conceptual site planning, entitlements, due diligence, site engineering, storm water design & management, architectural design, etc.)
  • Ability to identify potential engineering/development issues with prospective sites.
  • Ability to concurrently manage multiple projects across various markets.
  • Strong negotiation, problem solving, and conflict resolution skills.
  • Excellent oral and written communication skills.
  • Computer skills: Must be proficient in MS Office, including Word, Excel, and Project. Working knowledge of AutoCAD and SiteOps is a plus.
