Job PurposeThe Inventory and Construction Specialist will be responsible for supporting the Inventory Department by ensuring home data is properly maintained in Salesforce and Rent Manager. The position will also assist in the planning, organization, and facilitation of construction projects throughout the Windward Communities portfolio including the construction of manufactured home units, capital projects, and various other construction activities. Duties and Responsibilities
- Monitors the record keeping of all homes in construction process to ensure accuracy.
- Assists with the inventory titling process and monitoring the actions of the field in obtaining home titles.
- Monitors the title procurement process on abandonments and repossessions.
- Processes home rehab scopes from move out to marketing, working directly with Regional Vice Presidents, Community Managers, and Construction Managers.
- Handles and processes construction paperwork including sub-contracts, lien releases, pay-apps, and certificates of insurance.
- Addresses questions, concerns, and/or complaints throughout construction projects.
- Acts as a liaison between the company, customers, and vendors on construction and inventory status, proactively managing timelines and project commitments.
- Communicates with the field on questions regarding homes in process.
- Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
- Works with the VP of Construction during budget season to manage logistics associated with requests/bids for capital improvement projects.
- After capital improvement projects have been approved, will assist in following up with vendors and reporting back to the VP, Construction on project status.
- Enters quotes, insurance, and vendor information into the Project Management System.
- Communicates with Operations on project status, providing adequate detail on project delays and next steps.
- Notarizes relevant company documents as needed.
- Performs other related duties as assigned.
Qualifications
- Bachelor's degree in related field is desirable but not required.
- At least three years of related experience required.
- Salesforce experience and/or Rent Manager software experience desired.
- Excellent verbal and written communication skills.
- Excellent interpersonal and customer service skills.
- Excellent organizational skills and attention to detail.
- Excellent time management skills with a proven ability to meet deadlines.
- Strong analytical and problem-solving skills.
- Ability to prioritize tasks.
- Understanding of manufactured housing inventory, a plus.
- Proficient with Microsoft Office Suite or related software.
Working ConditionsThis job operates in a professional office environment and is hybrid schedule. This role routinely uses standard office equipment such as computers, phones, printers, photocopiers, filing cabinets and fax machines.
