Position Summary:

A leading homebuilder is seeking a motivated and experienced Land Development Manager to oversee land development projects from pre-acquisition through project close-out in Charleston, SC. This critical role will ensure the timely delivery of developed lots that meet company standards, working closely with internal teams and external stakeholders to drive community development.

Key Responsibilities:

  • Project Management: Manage all aspects of land development projects, including budgeting, scheduling, permitting, and on-site coordination.
  • Vendor Relations: Collaborate with contractors, engineers, and consultants to ensure adherence to plans, timelines, and budgets.
  • Regulatory Compliance: Secure necessary permits and approvals from local municipalities and ensure compliance with all applicable regulations and codes.
  • Budget Oversight: Prepare and manage project budgets, monitor expenditures, and report financial status regularly.
  • Cross-Functional Collaboration: Partner with acquisition, construction, sales, and marketing teams to align land development with business goals.
  • Problem-Solving: Proactively address challenges, including design changes, unforeseen site conditions, and coordination issues, to minimize delays.
  • Quality Control: Perform regular site visits and inspections to ensure workmanship and project standards meet company expectations.
  • Documentation & Reporting: Maintain project records, provide detailed status reports, and track key milestones and deadlines.

Qualifications:

  • Bachelor's degree in Civil Engineering, Construction Management, or a related field preferred.
  • 3+ years of experience in land development, preferably in residential homebuilding.
  • Strong understanding of site development processes, from due diligence to turnover.
  • Proven ability to manage multiple projects simultaneously with strict adherence to schedules and budgets.
  • Exceptional communication, negotiation, and interpersonal skills.
  • Proficiency in project management software, Microsoft Office Suite, and familiarity with GIS or CAD tools is a plus.
  • Strong analytical and problem-solving skills with attention to detail.
  • Knowledge of Charleston's local regulations, market, and contractors is highly preferred.
