JOB SUMMARY The Leasing Specialist is a key member of the Leasing & Compliance team. They will report to the Assistant Director of Compliance, while working closely with their Leasing & Compliance colleagues and Building Management. The Leasing Specialist's chief responsibility is to perform leasing and rental subsidy tasks, achieving a high success rate with respect to the completion of timely leases, processing of rental subsidies, legal rent registration, and the leasing of new developments. The Leasing Specialist supports WSFSSH building management in these areas. RESPONSIBILITIES 1. Support with rental subsidy application process including preparation, submission, and monitoring for approval by city agencies 2. Assist with preparing reports such as CoC (Continuum of Care) monthly rent rolls, CoC beta reports, and other ad-hoc reports as required for various city, state, and federal agencies 3. Work collaboratively with internal departments and external parties in preparing initial lease package preparation process 4. Help with the NYS annual legal rent registration process including gathering data from tenant files, online data entry, and mailing submissions to tenants 5. Support the Section 8 rent increase request process including calculating increases and submitting to city agencies for approval 6. Conduct monthly subsidy quality control by reviewing payment registers from city agencies and recertification completion data 7. Assist with uploading leases, riders, and form letters into property management software and maintaining merge field accuracy 8. Update scheduled billing and lease renewals into the property management software 9. Prepare professional written correspondence 10. Participate in lease-up of affordable housing developments by WSFSSH. Lease up activities can include Housing Connect log tracking, lease package preparation, conducting lease signings, and other tasks as needed 11. Maintain both electronic and hardcopy files thoroughly, accurately, and uniformly 12. Attend training sessions and conferences as required for enhancement of job skills 13. Comply fully with all WSFSSH confidentiality guidelines with discretion and integrity 14. Attend supervision, team, and staff meetings 15. Assist with other duties as needed PHYSICAL REQUIREMENTS (IF APPLICABLE?) • Ability to work on site at Central Office at least 4 days a week and travel to other WSFSSH sites as needed • Ability to bend and lift boxes weighing up to 35 lbs. • Ability to sit for an extended period of time COMPETENCIES/SKILLS • Minimum of 2 years of experience in NYC's affordable housing programs, including experience in leasing and compliance, income certification and/or subsidy/regulatory compliance • Working knowledge in LIHTC (Low Income Housing Tax Credit), NYC residential rental practices, project-based Section 8, tenant-based Section 8, Mitchell Lama, CityFHEPS, CoC SPC, and other relevant programs • Experience with Rent Stabilization Law a strong plus • Excellent internal and external communication skills both along with the ability to manage deadlines and multiple projects at once • High level of attention to detail and an analytical mindset as it relates to numbers and tracking substantial amounts of data • Ability to manage substantial amounts of data such as annual contract rent increases, legal rents, rent rolls, file audit findings/responses, compliance deadlines, etc. • Ability to problem-solve independently • Proficiency in Word, Excel, Outlook, Teams, and Internet search/usage Office 365 • Experience with property management software; RealPage's OneSite is preferable • Ability to liaise effectively with WSFSSH employees throughout the organization to achieve the WSFSSH mission • Ability to maintain professional relationships and boundaries • Ability to uphold standards of diversity, equity, and inclusion in provision of services • Maintain a commitment to supporting underserved communities who have experienced systemic oppression and bias EXPERIENCE & EDUCATION • High School/GED required • Bachelor's Degree preferred • LIHTC certification preferred EQUAL EMPLOYMENT OPPORTUNITY (EEO) POLICY STATEMENT Equal Employment Opportunity (EEO) has been, and will continue to be, a fundamental principal at WSFSSH, where employment is based upon employees' qualifications without discrimination on the basis of race, creed, color, national origin, religion, sex, age, disability, marital status, sexual orientation, military status, citizenship status, genetic predisposition or carrier status, or any other protected characteristic as established by law.
