Position Purpose:This position provides professional legal support in all areas of real estate, construction, property management, and store operations. Depending on the assigned responsibilities, it may involve transactional/contractual, regulatory, financial, and/or litigation support. The Legal Specialist will draft legal and business communication, participate in the administration and negotiation of contracts, handle general file and database management, gather documents and respond to litigation and transactional requests, assist with regulatory filings, manage financial matters, and respond to customer and store legal inquiries by involving the proper legal department. The Legal Specialist will also support all aspects of real estate transactions from initial negotiation through closing. Frequent coordination and collaboration with outside counsel on multiple matters will be required. The Legal Specialist will also provide ongoing support to store operations leadership on regulatory and other matters. As needed, the Legal Specialist may also provide support in connection with the management of special projects, other department or company initiatives, and other matters as required.Key Responsibilities:Handle day-to-day administration of all real estate, construction, property management, and store operations matters within area of responsibility, including financial aspects of such administrationDraft, analyze, interpret and negotiate a variety of agreements including letters of intent, NDAs, license agreements, easements, access agreements, leases, consents, waivers, purchase and sale agreements, REAs, estoppels and SNDAsCoordinate with outside counsel and business partnersManage regulatory matters from intake through resolutionAnswer calls from store, district, and regional management and dispense legal advice commensurate with experience (i.e., on matters not requiring attorney input)Identify potential legal, business, and operational issues, and work with internal business clients to develop a strategy for resolutionConduct legal research and summarize contract provisions, laws, cases and other regulations as requestedGeneral file/database management - maintain complete and accurate electronic and paper files for all assigned matters, and manage financial matters relating theretoManagement of special projects, other department or company initiatives, and other tasks as assigned by supervisorDirect Manager/Direct Reports:Position reports to Manager, Corporate Counsel, Senior Corporate Counsel, or Assistant General CounselNo direct reportsTravel Requirements:Typically requires overnight travel less than 10% of the time.Physical Requirements:Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.Working Conditions:Located in a comfortable indoor area.
